I livr, to appear hnFnrn the City Cnrnnission after that approval, so we'r talking titre: I have asked several people if I could sine some type of agreement that I would do this required work in the streets before I was oiven a permit, but all sail that they were not authorized to do that. They said that the City Cnrrnission had to do it. The last time that I appeared before the City Commission, I was goin! to ask about this. As I started askinn the question. you spoke up and said, "Peverend, you better stop while you are ahead." I stopped and I'm still stopped. I am nenotiatinn with three joint venture capitalists about the way in which :•le want to finance and venture in the ACLF. The '^5,ngq.nI will come out of the venture funds. So, until I ac cone to an agreenent I cannot continue the process which will take another three to four months. I'm not askinn for money or to have the thing waived. ODIO roy Man"" ALLAPATTAII BAPTIST PROPERTY - TENTATIVE PLAT 01302 LOCATED AT N.W. 17 AVENUE BETWEEN 33 AND 34 STREET Your tentative plat of Allapattah Baptist Property is now being processed. As stated in our letter of June 5, 1987, State law and the Code of the City of Miami require that the owner or owners of land to be platted or replatted enter into an agreement with the City of Miami to construct certain Improvements. Also, a Performance Bond, Letter of Credit or Cashier's Check will be required guaranteeing the completion of these improvements within one year from the acceptance of the subdivision plat by the City Commission. Your engineer shall prepare complete construction plans for the development of streets adjacent to the area in the tentative plat. These plans must be submitted to Public Works for review and approval. The construction plans shall include the complete design of a required sanitary sewer system, or extension thereof, storm drainage system or street improvements for the entire area to be subdivided. Your contractor shall do no construction work until your completed construction plans have been approved for permit by thenepartment of Public Works. When directed by the Construction Engineer your surveyor will be responsible for the layout of all street improvements. Reasonable time must be allotted for the proper review of the plan submitted. Also, a reproducible mylar of the approved plans (maximum size 24" x 36") shall be submitted to the Highway Section of this Department prior to the issuance of any construction or building permits for the subdivision improvements or other improvements on the replatted property. The Landscaping estimate, when included, is based on full coverage of sod and planting of specified trees. Upon presentation of an approved site development plan, including landscaping, this estimate may be reduced. A letter must accompany the site plan guaranteeing the landscaping for one year after acceptance of the improvements by the City. When the final record plat has been prepared by your surveyor, it is to be submitted to Public Works for checking and processing. The following items are to accompany the cloth tracing of the plat and are to he received by Public Works no later than 6 weeks prior to a City Commission Meeting which usually occurs on the 2nd and 4th Thursday of the month. I. Final plat original (inked). 2. Three (3) prints of final plat. 3. Check in the amount of S300.00 for platting fee. 4. Paid tax receipts on the property. 5. Approval letters from various utilities concerning easements and service. 6. Construction estimate for improvement (to be I furnished by City of Miami Highway Section). 7. Letter of Credit, Performance Bond or Cashier's Check for amount of improvements. (Forms and/or {, substance per Public Works.) Please advise which one. i� 8. Agreement between owner and City of Miami (forms from Public Works) in triplicate. For subdivision improvements. 9. Opinion of Title from attorney (Dade County form) of recent date in triplicate. (Forms from Public Works). 10. Any liens on property must be paid.9 11. Any street or alley closure or varce must be completed before Zoning Board and/or City Commission Meeting. 12. Covenant if required by Public Works. (Forms from Public Works). ($100 fee) (recording fee).
