It is respectfully recommended that the City Commission adopt a
resolution accepting the plat entitled Napoleon Place Subdivision
and approving recording the same in the Public Records of Dade
County, Florida.
BACKGROUND:
The Department of Public Works has reviewed this plat, and has
determined that it is now in order for acceptance by the City
Commission.
The proposed record plat entitled Napoleon Place Subdivision is a
replat of the West 40 feet of Lot 24, all of Lot 25 and the East
30 feet of Lot 25. Less the South 15 feet thereof, of BOHNA BELLA
PLACE, according to the Plat thereof, as recorded in Plat Book 5
at Page 175 of the Public Records of Dade County, Florida, all
lying in Section 18, Township 53 South, Range 42 East, City of
Miami, Dade County, Florida. The area platted consists of one
(1) lot containing 0.22+ of an acre. It is zoned CR-2/7.
Also attached are the following documents necessary for the City
Commission to consider in making their decision:
(1) Resolution accepting the Plat
(2) Engineering Report
(3) Print of proposed Record Plat

The.accompahyinq Plat entitled NAPOLEON PLACE was prepared by
South Atlantic Services of Florida, Inc, It is in correct form for
submission to the City Commission and is forwarded with a
recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
1. The property platted is a replat of the West`40 feet of Lot
24, all of Lot 25 and the East 30 feet of Lot 26,less the
South 15 feet thereof, of BONNA BELLA PLACc, according the
Plat thereof, as recorded in. Plat Book 6 at Page 175 of the
Public Records of Dade County, Florida, a i i iy, of in Section
18, Township 53 South, Range 42 East, City of Miami, 'Dade
County, Florida. The area 'platted consists of one (1) Lot. "I t
is zoned CR-2/7.
2. The location of the streets and the widths conform` with the
standards of the Department of Public Works of the City of
Miami, Florida.
3. As certified to by Narciso J. Ramirez, Registered Land
.Surveyor, this Plat complies with the plat filing Laws of the
State of Florida.
4. The Certificate of Title Examination dated April 25, 19,98,
signed by LLoyd.M. Routman, Attorney, indicates that the fee
simple title to the property platted is correctly vested in
0rphilise Edmond, a married woman and the Plat has been
correctly executed.
5. The area platted is not encumbered by mortgages.

Amount of $14 500, 00 has beon executed by tl itta Napoleon or
Orphilito Edmond, principal, and Eagle National dank of Miami.
This Letter of Credit wi 11 accompany the Agreement between the
City of Miami, Florida and the P r I h c i p a I to guarantee the
Construction of 6" sidewalk for driveway, depressed curb and
gutter f o r driveway, asphalt concrete pavement & limerock
base, and the removal of existing sidewalk and curb and gutter
at the property platted.
7. The attached Resolution has been prepared for the acceptance
of the Plat by -the City Commission of Miami, Florida.
