CHANGING THE DESIGNATION OF THE SUBJECT
PROPERTY FROM MODERATE DENSI*Y RESIDENTIAL TO
LIBERAL COMMERCIAL; AND MAKING FINDINGS.
WHEREAS, the Miami Planning Advisory Board, at its meeting
Of July 20, 1988, Item No, 1, following an advertised hearing,
adopted Resolution No. PAB 69-88, by a 7 to I vote, RECOMMENDING

APPROVAL of this request,,.to",mend the Miami Comprehensive
Neighborhood Plan and Addbrid� (September 1985),''as; hereinafter
set forth; and

WHEREAS, the\ Cij�""'Commission after careful consideration of
this mattAr, notwithstanding the Plann ng $oard's recommendation,
deems it.�apt`visable and i ''-'the bestk interest of the general
welfare of the City of Miaz4 and `,its inhabitants to grant this
Comprehensive Plan change as reinafter set forth;
NOW, THEREFORE, BE IT ORDAINED BY THE COMMISSION OF THE CITY
OF MIAMI, FLORIDA:
Section 1. The Miami Comprehensive Neighborhood Plan and
Addenda (September 1985), is hereby amended by changing the
designation of that certain parcel of real property located at
approximately 2-46 Northeast 75th Street, Miami, Florida, more
particularly described as Lots 1, 2, 3, and 4. Block 1, of
BELMONT PARK REPLAT, as recorded in Plat Book 7 at Page 60 of the
Public Records of Dade County, Florida, from Moderate Density
Residential to Liberal Commercial.
Section 2. It is '-,ireby found that this Comprehensive
Plan designation change:
a. Is necessary due to changed or changing conditions;
b. Involves a residential land use of 5 acres or less and
a density of 5 units per acre or less or involves other
