Any project requiring a Class C Special Permit must first be reviewed by the Building and Toning Department (2nd Floor) to insure that each project conforms to all zoning requirements. No vehicular or pedestrian access shall be allowed from M.W. 57th Court to the proposed office complex. All pedestrian access shall be from N.N. 7th Street. The pedestrian access at the S.E. corner of N.W. 7th Street and N.W. 57th Court is allowed. A physical barrier of a four foot (4') high masonry wall stuccoed and painted on both sides and with ornamental iron above the height of 30" shall be erected at the south end of the proposed office parking facility to avoid any incoming or outgoing traffic through N.W. 57th Court. A four foot (4') masonry wall stuccoed and painted on both sides and with ornamental iron above the height of 30" shall be erected at the west property line. The proposed twenty foot (20') landscaped buffer on N.W. 57th Court shall be modified to include six (6') additional twelve foot (12') minimum height Tabebuias Palidas trees to make a total of fourteen (14) new flowering trees fronting N.N. 57th Court. This landscaped buffer shall also be enclosed with the aforementioned 4' masonry wall without openings on N.W. 57th Court, to avoid any offstreet parking on this landscaped strip. One (1) new flowering tree of the same kind shall also be planted at the south end of the proposed parking facility to make a total of five (5) flowering trees at this location. The total number of flowering trees therefore shall be twenty five (25), including the ones required in the above paragraph; that is, seven (7) additional trees to the eighteen (18) originally proposed by the applicant. No vehicular access shall be allowed through N.W. 57th Court to the proposed office complex. No pedestrian access to the office development shall be allowed through N.W. 57th Court. All the office pedestrian access shall be from N.W. 7th Street. A physical barrier of an eight foot (8') high masonry wall shall be erected at the south end of the proposed office parking facility to avoid any incoming or outgoing traffic through N.W. 57th Court. A four foot (4') masonry wall stuccoed and painted on both sides shall be erected twenty feet (20') from the west property line. The proposed twenty foot (20') landscaped buffer on N.W. 57th Court shall be modified to include ten (10') additional twelve foot (12') minimum height Tabebuias Palidas trees to make a total of eighteen (I8) new flowering trees fronting N.W. 57th Court. This landscaped buffer shall also be raised a minimum of eight inches (8") from the sidewalk level, with a decorative concrete curb at the east property line to avoid any offstreet parking on this landscaped strip. The number of flowering trees to the north of building A shall also be increased by three (3) additional trees to a total of five (5) new flowering trees. Five (5) -new flowering trees of the same kind shall also be planted at the east property line. The total number of flowering trees therefore shall be thirty six (36), including the ones required in the above paragraph; that is, eighteen (18) additional trees to the eighteen (18) originally proposed by the applicant.
