Review of the plans shows the loading dock to be suitable for a straight truck. Tractor trailer rigs would normally back into an area such as this. This office building is proposed to have an area of approximately 10,200 net leaseable square feet in a shell of 12,500 gross square feet leaseable area (GLA). At the usual traffic rates of 12.3 tripends (TE) per 1,000 GLA this building 'is projected to have 150 TE per day. Two factors make this building unique insofar as service { concerned. First, the size of the building, just over 10,000 the proposed usage is such that very little traffic involving than the actual move -in would be generated. All business needs can be met by delivery van, parcel and straight trucks. Whenever a tractor trailer might be needed, it can be handled as a special project. Appropriate adjustments can be made for reserving an area in the parking lot for a few hours to accomodate it, which is projected as not more than 3 or 4 times at year at most. Since the owner occupies over 50% of the space, he can control deliveries, specifying off peak hours for large trucks. The loading area as shown is considered adequate for this building since no routine large truck delivery services are expected or needed on a daily basis. The projected 150 TE per day is low enough so that no major conflict would occur if some parking spaces were blocked for temporary use. /Continued....
