Your proposal, received in a letter addressed to me, dated December 15, 1988,
to provide the required parking spaces for the proposed Camillus Hotel on
City -owned property is unacceptable, because it does not meet the conditions
of Section 2018 of Zoning Ordinance 9500. These conditions are specifically,.01 in
contained in Section 2018.2 Off -site Parking on Adjoining or Abutting Lots; U I

Section 2018.3 Off -site Parking where Governmental Action Eliminates Prior or
Provides New Off -Street Parking; or Section 2018.4 Off -site parking on HM,

Continuous Lots,, when Lots are Located in transitional Areas or in Ron -
Residential Districts. In addition, this City -owned lot located on the north
side of N. W. Sth Street is classified RG-2/6, and this zoning district does.
not allow a parking facility as a principal use.
The appropriate relief available to you is to present an application fora)
variance or b) for a Class D Special Permit under Section 2017.8, before -'the.
Zoning Board of the City. This Board has the power to grant a variante"U

eliminate the 51 parking spaces, required by the Planning Department's Class tsC'.,'
perm --Wt--Trom the main site, or to issue a Class 0 Special Permit to defer. for

up to five years the construction of the 51 required parking spaces. Ybu

should be aware that a variance application has to be reviewed by the Board 0
under Section 3103 of our Zoning Ordinance, which provides that the petitioner
must demonstrate undue hardship; the Class D permit follows the criteria,:, in..
Section 2017.8. The decision of the Zoning Board is final unless appealed to;
the City Commission by any aggrieved party.
This letter merely reiterates information that was communicated to
verbally at a meeting held in my offices a few months ago, attended
