i Dies-lBa(a) RESOLUTION NO. 89-20 --- A RESOLUTION AFFIRMING THE DECISION OF THE ZONING BOARD AND GRANTING A VARIANCE FROM f ORDINANCE 9500, AS AMENDED, SCHEDULE OF DISTRICT REGULATIONS, PAGE 2 OF 8, TABLE 1, STANDARD RATIOS BY LAND USE INTENSITY SECTORS (RESIDENTIAL), PROVIDING 9 OF 67 REQUIRED OFF-STREET PARKING SPACES FOR THE PROPOSED OFFICE BUILDING FOR THE PROPERTY LOCATED AT 4050 WEST FLAGLER STREET (MORE PARTICULARLY DESCRIBED HEREIN); ZONED RS-2/2 ONE FAMILY DETACHED RESIDENTIAL. THIS VARIANCE HAS A TIME LIMITATION OF TWELVE MONTHS IN WHICH A BUILDING PERMIT MUST BE OBTAINED. WHEREAS, the Miami Zoning Board at its meeting of January 9, 1989, Item No. 10, following an advertised hearing, adopted Resolution No. ZB 12-89, by a six to three (6 - 3) vote granting a variance as hereinafter set forth; and WHEREAS, neighboring property owners have taken an appeal to the City Commission from approval of the variance; and WHEREAS, the City Commission after careful consideration of this matter finds that there are peculiar circumstances affecting this parcel of land and that practical difficulties and, unnecessary hardships exist which would impair the owner's right to the reasonable use of the property without the grant of variance as hereinafter set forth; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1.
