WHEREAS, the Miami Zoning Board, at its meeting of

February 6, 1989, Item 2, following an advertised hearing,
adopted- Resolution ZB 19-89 by a nine to' -zero vote (9 - 0),

protect our neighborhood. We need to stand together to say a loud "NO"
to the erosion of the zoning laws that threaten our properties and their value.

Draganza Park. They have not been faced with a sudden and pressing need to
expand their home. They have bought a home and decided to expand it , in spite
of the zoning restrictions that exist to protect the neighbors property

aesthetics do not outweigh valid reasons for maintaining the present zoning
restrictions.

Dear members of the City Commicssion:
I am opposed to the zoning variance being considered for Robert
and Cindy Lederman at 3893 Park Avenue on the grounds that it encroaehes
on another's property within one inch and that it would t a precedent e den
ect
within the neighborhood. No matter how "aesthetically pleasing"
garage might be, it certainly could not possibly enhance the value of
the adjoining property. I would be very upset if they were trying to
build within one inch of my property line. If their request for a
variance were approved, I feel that other neighbors would have the
right to ask for variances. If we agree to this request, how can we
reject other requests — especially those that show a greater need?
I feel strongly that the clear opposition of our neighborhood
should influence the committee to deny the Lederman's request for a
variance.

RE ZONING PROPOSAL FOR 3893 PARK AVE
To the Miami City Commission;
As a concerned citizen and a supporter of the few zoning ordinances
in Coconut Grove, I am firmly opposed to the variance requested by
Mr. and Mrs. Lelereman at 3893 Park Avenue, Lot 9, Braganza Park.
They are asking to build a garage out from an already existing garage
that has been converted into a playroom and a maid's room. There
are certainly people in the neighborhood who have more legitimate'
reasons for changes than the Ledermans, but they don't request a
variance because they know the neighboorhood would resent such a
request or because they value the special nature of the "Grove.
I suggest that the Ledermans reconvert the garage and build a playroom
on the back if they need a garage so desperately. Their "need" does
not justify a variance, and approval would open up doors that would
be hard to close again.

Park Avenue should be denied in order to guard the few zoning re-
strictions applicable to Coconut Grove. Although I understand that the
Zoning Board responds to each variance request individually, granting
the Ledermans a variance would set a precedent in the neighborhood.
By saying No to the Ledermans, we, the neighbors, are saying No to
any other residents who may consider building past the minimal distance
and setback regulations. Please deny their request.
