ENCLOSURES July 13, 1989
At the January 12, 1989 City Commission meeting, the City
Commission, through Motion No. 89-22, agreed to provide Melrose
Townhome Development, Inc., an additional ninety (90) days to
demonstrate their ability to perform and commence construction on
the City -owned Melrose Nursery site.
In view of the fact that Melrose Nursery Townhome Development,
Inc. has been unsuccessful in securing Dade County Documentary
Surtax funded second mortgage financing commitments for the _
proposed project, the project sponsor no longer views the project
financially feasible and has recommended that the City seek
alternative proposals for developing the site.
The City Commission, through Motion No. 89-22, further instructed
the City Administration to seek an alternative project sponsor
during the ninety (90) day period in the event Melrose Townhome
Development, Inc. was unable to develop the site.
Subsequently, at the February 9, 1989 City Commission meeting,

representatives of the Allapattah Business Development;Authority LL4
requested City Commission authorization to work with the City's
Housing Conservation and Development Agency in preparing an
alternative housing proposal for the development of affordable
housing on the 8.5 acre City -owned Melrose Nursery Site.
In the interim, the Allapattah Business Development Authority has f=
submitted to the City a preliminary housing proposal which calls
for the construction of approximately two hundred (200) units of
sales housing and one hundred (100) units of rental housing. To
date, the Allapattah Business Authority has not been successful
in securing a firm commitment for financing for the proposed.
