REQUEST Change of Zoning Classification in the Official
Zoning Atlas of zoning ordinance 9500, as
amended, the zoning ordinance of the City of
:•iiami from RG-1/3 General Residential (One and
Two-Family) to CR-3/7 Commercial-Residential.
RECOrPiENDATIONS
PLANNING DEPARTMENT DENIAL. The proposed change is contrary to the
t•iiami Comprehensive Yeighborhood Plan 1989-2000
(MCNP) designation. There is a companion item
being presented to the Planning Advisory Board.
The proposed change should be denied as it would
allow a more intense commercial use to intrude
into the existing homogeneous residential
neighborhood, increasing the potential of more
intense land uses along Beacom Boulevard and
south of Spa 2nd Street, and ultimately into the
• residential neighborhood. (See Analysis).
PUBLIC `~JORKS No comment.
DARE COUNTY TRAFFIC
AND TRANSPORTATION No comment.
ZONING BOARD At its meeting of July 10, 1989, the Zoning Board
adopted Resolution ZB 76-89, by a 9 to 0 vote,
recommending denial of the above.
One proponent and three opponents were present at
the meeting.
Six replies in favor and three ob,~ections were
received by mai 1.
