Mrs. Williams will be making a request for the abatement of the rent charged to her business which is located in the Overtown Shopping Center at 1490 N.W. 3rd Avenue. Attached please find a copy of a letter from Mrs. Williams dated September 28, - 1989 concerning this matter. cc: Honorable Mayor and Members of the City Commission Aurelio Perez-Lugones, Legislative Administrator TROPICAL CLEAR BLUE LAUNDRY SYSTEMS 1490 N.W. 3RD AVENUE MIAMI, FLORIDA 33136 September 28, 1989 Commissioner Athalie Range 3500 Pan American Drive Coconut Grove, Florida Dear Commissioner Range: On July ~7, 1989, I came before the Commission with an urgent plea to abate rent for Tropical Clear Blue Laundry until such time as the Overtown Shopping Center is fully operational. In my opinion, this request was reasonable considering we were told that the Super Market would be opened for business by September, 1987; the laundromat (Tropical Clear Blue Laundry) was opened based on the above mentioned promised. At the July 27, 1989 meet- ing, it was unanimously approved that the rent abatement be lim- ited to 3 months, (through October, 1989) and that I should come back with this same request if the Shopping Center (Super Market in particular) isn't open for business. At this time I would like to come back before the Commission with my original request, to abate rent for .Tropical Clear Blue Laundry until such time that the Shopping Center is fully operational. '~ At this time our business continues to be in the red, we continue to see an idle Shopping Center, except for cheerleaders practicing in the front parking lot and utilizing the space once occupied by ~ The Wolfson Center. Our business cannot grow in this atmosphere _'~ and we are continuing at this time to appeal to the Commission once again for this abatement and any help possible to aid our group in our quest to enhance the growth in this blighted community. As always, thanking you in advance for your cooperation in this ~~ matter. Coconut Grove, Florida Dear Commissioner Range: Congratulations on being selected to service our communities as Commissioner once again, you make us proud. a My name is Sarah Williams, my husband and I are part owners of Tropical Clear Blue Laundry, (a laundromat/dry cleaners), the only F business located in the Overtown Shopping Center, 1490 N. W. 3rd Avenue. We opened this business in May, 1987. Even with extensive- advertising and give aways, we struggled to keep our doors open, basically because we were promised that by September, 1987, the anchor tenant (The Super Market) would be opened. We struggled ~ through to July, 1988 and came before the Commission to ask~for a rent abatement, which was granted. (see attached minutes) We were persistent and fortunate enough to secure a loan through the newly established City Wide Pilot Program which has enabled us to hold on for several months after the rent abatement; we were able to pay our rent on schedule and keep our heads above water pending the Super Market's Grand Opening in November, 1989. As of~thE above date, the Maz•ket is not open] tre Shopping Center has n-:• other businesses to attract traffic and once again, we are on a steady decline and are unable to continue to pay our rent of $456.00 per month. Also on Friday, Jul y. 21, 1989, we had an unusually slow day, which I attribute to the iron fence that I discovered locked; This recently erected iron fence (when loc`~:ed) ;seeps a'aout 3/4 of my customers locked out and away front my busi- ness. We are losing much business this way. Commissioner, I would appreciate it if you would bring this as a rocket item on TY:urs~~y, July 27, 1989, as :Ye cannot wait uatii alter Summer Recess; i~Te have already missed payi:.g our rent for t::2 azcnth of July. Judging from the condition of the Super tifarket, .~e feel that it will be suite some time before the f~farket is open and the Shco?ping Canter ~uliy operational. ;~ f So we would Like an abatement until such time that the Shopping Center is completely operational. I've spoken to your Aide, Mr. Tony Crap as regards the afore- mentioned and he advised me to write this letter and that he would get back to me with your decision.
