•
This 0.22 acre site consists of two parcels each
occupied by a two-family structure. These
structures are legal nonconforming uses.
The subject property is part of a large, well
established, single family residential district.
The eastern end of the block fronting on S.W.
57th Avenue contains multifamily units.
The Future Land Use Plan Map designation of the
subject parcel is 'Residential • Single Family°
as is the surrounding vicinity to the north,
south, and west. •Residential -- Multifamily
Medium Density' is located to the east along
S.W. 57th Avenue, adjacent to the parcel. The
proposed change in designation would allow an
increase in residential density up to 40 units
9 units per acre. The amendment would,
per acre, as opposed to the present, maximum of
therefore, permit medium density residential as
well as accessory net commercial and
office uses to intrude into this homogeneous low
density single family residential neighborhood..
