ORDINANCE NO.
AN ORDINANCE AMENDING THE FUTURE LAND USE MAP
OF ORDINANCE.NO. 10844, AS AMENDED, TER MIAMI
COMPRF.BENSIVH NEIGHBORHOOD PLAN 1989-2000,
FOR PROPERTY LOCATED AT APPROXIMATELY
2490-2870 NORTHWEST 18TH TERRACE: THE
TRIANGULAR AREA GENERALLY BOUNDED BY THE
MIAMI CANAL ON THE NORTE, THE MIAMI RIVER ON
THE SOUTH, AND A LINE APPROXIMATELY 100 FEET
EASTERLY OF, AND PARALLEL TO, TEE EAST
RIGHT-OF-WAY LINE OF NORTHWEST 27TH AVENUE ON
THB WEST, MIAMI, FLORIDA (MORE PARTICULARLY
DESCRIBED RMIN), BY CHANGING THE
DESIGNATION OF THE SUBJECT PROPERTY FROM
DUPLEX RESIDENTIAL TO INDUSTRIAL; MAKING
FINDIBGS; INSTRUCTING THE CITY CLERK TO
TRANSMIT A COPY OF THIS ORDINANCE TO THE
AFFECTED AGENCIES; AND PROVIDING A REPEALER
PROVISION, SEVERABIII TY CLAUSE AND AN
EFFECTIVE DATE.
WHEREAS, the Miami g Advisory Board, at its meeting
of March 21, 199 t m Nb. 1, %ollowing an advert ed hearing,
adopted Res do No. PAB 14-90, by a 9 to 0 T9�
e, COMMENDING
APPROVAL of amendment to the Fut a Lid kse Map of Ordinance
No. 10544, as amended, the1"'4 ,/Co` ehensive Neighborhood Plan
1989-20C:0, as hereinafter �q�f ; and
WHEREAS, the recent amendment to Zoning Ordinance 9500
changed the zoning to RG-1/3 General Residential (Duplex) and the
new Zoning Ordinance proposed the corresponding change of zoning
to R-2 Duplex Residential, both of which would exclude business
use; and
WHEREAS, in order for the proposed zoning change to occur,
the comprehensive plan must first be amended; and
WHEREAS, the City Commission after careful consideration of
this matter deems it advisable and in the best interest of the
general. welfare of the City of Miami and its inhabitants to grant
this Comprehensive Plan change as hereinafter set f orth;
NOW, THBREFORE, BE IT ORDAINED BY THE COMMISSION OF THE CITY
