EXPIRATION OF LAW SUBJECT : DEPARTMENT LEASE FROM: JORGE L. FERNANDEZ REFERENCES : CITY COMMISSION MEETING CITY ATTORNEY MAY 24, 1990 ENCLOSURES. The Law Department's lease with Amerifirst Bank for 16,001 square feet of office space in the AmeriFirst Building for the Law/Claims Department expires on June 30, 1990. F1 After meeting with Dee Johnson, commercial leasing agent for Amerifirst Bank, the Law Department has been given the following two options: 1. Negotiate a new lease for at least one year at $14.33 per square foot (plus operating expenses), plus any increase in AmeriFirst's rent over $16.33 per square foot (we are presently paying $12.35 per square foot). However, the Law Department's rent would cap at $16.00 per square foot. If a two year lease is signed, AmeriFirst will also carpet the entire floor; or 2. Remain in the AmeriFirst Building on a month to month basis, subject to the following conditions: a. The base rent will increase to approximately $17.50 per square foot (we are presently paying $12.35 per square foot) and operating expenses will be approximately $3.15 a square foot. b. AmeriFirst Bank will begin showing the office space to prospective tenants. C. AmeriFirst Bank may request that the Law Department vacate the office space upon 30 days written notice.
