PLANNING DEPARTMENT Approval.
BACKGROUND On March 8, 1990, during discussion of adoption
of new Zoning Ordinance 11000, citizens from
Edgewater requested consideration of an increase
in Floor Area Ratio (FAR) for commercial
properties.
On July 18, 1990 the Department presented and
the Planning Advisory Board recommended approval
of the application of the SD-19 Designated FAR
Overlay District, with a designated FAR of 2.0
and retaining the underlying commercial zoning,
for the area from N.E. 17th Terrace to N.E. 36th
Street, between N.E. 2nd Avenue and the fronting
properties on. the . east side of Biscayne
Boulevard (except south of N.E. 20th Street
where the Boulevard itself was the boundary.
At the City'Commission hearing of July 26, 1990,
on first reading, citizens from Edgewater
objected that the ordinance was insufficiently
broad. The Commission instructed staff to meet
with the neighbors and to bring legislation, as
amended, back.
The Planning, Building and Zoning Department
has:
a) withdrawn the application of SO-19 to the
area;
b) authored this draft ordinance SD-20; and
