RE: Housing Project located at:
West Flagler Street and 29th Avenue
Muni, Florida
As per your roquest, I have prepared a tentative schedule for FHC
upon ng project at Flagler Street and Twenty -Ninth Avenue. I have assumed
that funding will not be a limiting factor.
The first step -.s to fully investigate all possible development
alternatives including possible zoning variances and their possibilities
for gavernmE:ntal acceptance. This planning stage is most critical, for
it establishes all major parameters and goals. This task will take two
weeks.
Following is the design phase. This phase will determine the building's
configuration, square footage and preliminary budget. At this tine, the
project will be reviewed by zoning officials for approval or, if variances .
are needed the departmyye�nt�,,will
,Lmake its bons to the ccnmissioners.
This phase will take ht-ee Weeks.
If variances are required six -months or more would be needed since
the variance process is highly unpredictable and RE will have to make at
this time the decision if the delay is in the best interest of the project.
Design development is next. It will take three weeks and sinctiultaneously,
the process for pennnent financing should cammence. It will take approxima-
tely ten weeks to get a banking approval.
Construction d --meats can be completed within four weeks and placed
in the building department for F:zsmits. The docents will. be reviewed by
the building department and cor_-ections made. This will take five weeks.
The project will then be bidded out to the General Contractor in order
that = s xuction can Commence right after permit approval.
Ccnstructicn of t n building should take approadMt;sly thirty-six
weeks. The total time to cLoplati oa of the project is fifty-six weeks.
Let me note that this time could be compressed if the project is executed
in a "fast track fashion" but this will require that t'ie funding for
construction be in place after the design prase.
