A RESOLUTION, WITH ATTACHMENT, CONDITIONALLY
AUTHORIZING THE PLANNING DEPARTMENT TO
PROCESS CLASS C SPECIAL PERMIT FILE NO. C-90-
1571, RELATING TO THE PROPOSED CONSTRUCTION
OF A TWO STORY (RETAIL GROUND LEVEL, OFFICE
ABOVE) BUILDING TO BE LOCATED AT
APPROXIMATELY 3049-3055 SOUTHWEST 27TH
AVENUE, MIAMI, FLORIDA (MORE PARTICULARLY
DESCRIBED HEREIN), AFTER REQUIRED REVIEW BY
THE CITY COMMISSION OF LANDSCAPE PLANS.
WHEREAS, Section 15127.1 of Ordinance No. 9500, the Zoning
Ordinance of the City of Miami, requires a Class C Special Permit
before a building permit may be issued within the boundaries of
the SPI-13 Zoning district; and
WHEREAS, the subject property is located within the SPI-13
Southwest 27th Avenue Gateway Zoning district; and
WHEREAS, said Section 15127.1 also requires a review by the
City Commission of the landscaping plans in conjunction with the
issuance of a Class C Special Permit in the SPI-13 district; and
WHEREAS, subject request is being reviewed in accordance
with the provisions of Ordinance No. 9500 (the prior Zoning
Ordinance of the City of Miami, Florida) pursuant to Section
2105.1 of Ordinance No. 11000, the Zoning Ordinance of the City

1 WHEREAS, the City Commission, after careful consideration of
this matter, deems it advisable and in the best interest of the
general welfare of the City of Miami and its inhabitants that the
herein Class C Special Permit be processed;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY
OF MIAMI, FLORIDA:
Section 1. The recitals and findings contained in the
Preamble to this Resolution are hereby adopted by reference
thereto and incorporated herein as if fully set forth in this
Section.

Section 2. The City Commission, after having reviewed
the landscape plans for the subject project and approving same,
hereby authorizes the Planning Department, through its director,
to process Class C Special Permit File No. C-90-1571 for a two
story building (retail ground level, office above) to be located
at approximately 3049-3055 Southwest 27th Avenue, Miami, Florida;
more particularly described as Lots 9 and 10, Block 12, AMENDED
PLAT OF NEW BISCAYNE, as recorded in Plat Book B at Page 16 of
the Public Records of Dade County, Florida.
Section 3. The herein approval is subject to the condition
that all trees shown on the attached landscape plans for
placement along the rear property line shall be at least twenty
(20) feet in height.
Section 4. This Resolution shall
immediately upon its adoption.

Hearing with the City Commission for
the SPI-13 District, Class C.
I respectfully request a Landscape Review by the City Commission
as required by the SPI-13 Zoning Ordinance of the City of Miami
(Sec: 15125).
I am proposing a two story (retail ground and office above)
building in the vernacular tradition of Coconut Grove. The plant
material selected and described on the plans are all local native
species. I have taken measures to either save or relocate the exis-
ting quality vegetation as you may also see on the landscape plan.
As an original interested participant in the forming of this special
district I have made all efforts to incorporate all of the benefits
that this district offers with respect to generating pedestrian
street life in the traditional character of the grove and assures you
that this project will add the gateway qualities of 27th Avenue.
