AN ORDINANCE AMENDING THE FUTURE LAND USE MAP
OF ORDINANCE NO. 10544, AS
AMENDED, THE HIAMI
COMPREHENSIVE NEIGHBORHOOD PLAN 1969-2000,
FOR 'PROPERTY LOCATED
AT APPROXIMATELY
2557-2613 SOUTHWEST 1ST
STREET, MIAMI,
FLORIDA (MORE PARTICULARLY
DESCRIBED HEREIN),
BY CHANGING THE DESIGNATION OF THE SUBJECT
- PROPERTY FROM DUPLEX
RESIDENTIAL TO

RESTRICTED COMMERCIAL;
MAKING FINDINGS;
INSTRUCTING THE CITY CLERK
TO TRANSMIT A COPY
OF THIS ORDINANCE TO AFFECTED AGENCIES;
CONTAINING A REPEALER
PROVISION AND
SEVERABILITY CLAUSE; AND
PROVIDING FOR AN
EFFECTIVE DATE.

WHEREAS, the Miami Planning Advisory Aoard, at its meeting
of September 5, 1990, Item No. 1, fo lowpAng an advertised public
hearing, adopted Resolution No P 4�55-9b, by a 5 to 4 v t,
RECOMMENDING DENIAL of an amen t to the Future L ys Map of
Ordinance No. 105 4, as am nde ,. the M/i C rehensive
Neighborhood Plan 9 000, as herein t r 1�e rth; and
WHEREAS, nothw standing the rec mm ndn of the Planning
Advisory Board, the ity Commission, a er areful consideration
of this matter, deems it advisable 'and in the best interest of
the general welfare of the City of Miami and its inhabitants to
grant this Comprehensive Plan change as hereinafter set forth;
NOW, THEREFORE, BE IT ORDAINED BY THE COMMISSION OF THE CITY
OF MIAMI, FLORIDA:
Section 1. The Future Land Use Map of Ordinance No. 10544,
as amended, the Miami Comprehensive Neighborhood Plan 1989-2000,
is hereby amended by changing the designation, from Duplex
Residential to Restricted Commercial, for property located at
approximately 2557-2613 Southwest lot Street, Miami, Florida,.
more particularly described as Lots 16 and 17, less South 1 foot
and Lot 18, less South 1 foot and East 1 foot, Block 1, CENTRAL
PARK, according to the plat thereof, as recorded in Plat Book 5 _ _r
of Page 57 of the Public Records of Dade County, Florida.
