On June 30, 19911 I wrote the very learned and most respected
Mr. Sy Chadroff, the attorney for the Florida Liquor

things:
"I think a most viable concept for Walgreen's is to
negotiate to lease (or buy) the entire 131st Street

'They should be amenable to buying Boulevard Liquors'

for continuity for a suitable transfer period. That.
is my opinion."
"I also believe that whatever they pay could comfortably
be amortized over a'reasonable period for the, great
value of controlling the market of the 'Boulevard,_
Liquor's area'."

Lnclosed is an estimate we prepared reflecting the prospective economic effeets to the
community surrounding the subject location, the City of Miami, and the Stag
of Florida. While the current national recession has caused the loss of millions of jobs and
resulting economic declines, the development of Walgreens Discayne Shops offers it first step
in being the catalyst for other economic development in the area.
For example, based on our proposed development of this project, another landowner within ten
blocks of the subject location has approached us to assist them in the possible development of
another retail center including a major supermarket and several smaller tenants, `
We respectfully request that each of you vote to approve the application for a special
} exception to permit Walgreens to operate a liquor store at this location. We appreciate your
consideration of this request and look forward to your support.
