A RESOLUTION APPROVING SUBMITTED LANDSCAPE
PLANS AND AUTHORIZING THE PLANNING, BUILDING
AND ZONING DEPARTMENT TO PROCESS CLASS II
SPECIAL PERMIT FILE NO. 91-1861 FOR PROPOSED
USE OF GALLERY AND OFFICE LOCATED AT
APPROXIMATELY 2908 SOUTHWEST 27TH AVENUE,
MIAMI, FLORIDA (MORE PARTICULARLY DESCRIBED
HEREIN); AND PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Section 613.3.1 of Ordinance No. 11000, the Zoning
Ordinance of the City of Miami, requires a Class II Special
Permit before a building permit may be issued within the
boundaries of the SPI-13 Zoning district; and
WHEREAS, the subject property is located within the SPI-13
Southwest 27th Avenue Gateway Zoning district; and
WHEREAS, said Section 613.3.1 also requires a review by the
City Commission of the landscaping plans in conjunction with the
issuance of a Class II Special Permit in the SPI-13 district; and
WHEREAS, the City Commission, after careful consideration of
this matter, deems it advisable and in the best interest of the
general welfare of the City of Miami and its inhabitants that the
herein Class II Special Permit be processed;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY
OF MIAMI, FLORIDA:

Section 1. The recitals and findings contained in the
Preamble to this Resolution are hereby adopted by reference
thereto and incorporated herein as if fully set forth in this
Section.
Section 2. The City Commission, after having reviewed
the landscape plans for the subject project and approving same,
hereby authorizes the Planning, Building and Zoning Department,
through its director, to process Class II Special Permit File No.
91-1861 for proposed use of Gallery and Office located at
approximately 2908 Southwest 27th Avenue, Miami, Florida; more
particularly described as Lot 2, Block 2 of PALM TERRACE, as
recorded in Plat Book 3 at Page 47 of the Public Records of Dade
County, Florida.
Section 3. This Resolution shall become effective
immediately upon its adoption.

Dear C mnissioners:
We respectfully request a Landscape Review by the City Camussicners
as requrired by the SD-13 Zoning Regulations of Ordinance 11000, the
Zoning Ordinance of the City of !Miami, Florida.
we are proposing a restoration of a one story, old Florida home,
to convert it into a Gallery and Office. The plant material selected
and described on the plans are all local native species. we have taken
measure to either save or relocate the existing quality vegetation as
you will see on the landscape plan. As an original interested
participant in the forming of this special district, we have made all
effou:ts to incorporate all of the benefits that this district offers
with respect to generating pedestrian street life in the traditional
character of the Grove and assure you that this project will reflect
the "gateway qualities" of 27th Avenue.

This permit shall expire one year from the date of its approval.
Any project requiring a Class II Special Permit must first be reviewed cv
the Building and Zoning Division (2nd Floor) to insure that each prcec_
conforms to all zonin requirements. Therefore, this form must be signed
by the Chief Zoning �nspector before the project will be considered 'or
final approval by the Director of the Planning, Building and Zoning
Department. Both pages must be completed prior to granting of a permit.

It is intended that Class II Special Permits be required where spec."i-?d
uses and/or occupancies involve substantial technical issues relating =o
planning policy.
The Director of the Department of Planning, Building and Zoning shall be
solely responsible for consideration of applications for Class II Permits.
The Director shall make such referrals to other officers or departments as
are required by regulations to the particular special permit and may make
other referrals deemed necessary by him before arriving at his decision.
NOTICE: The final decision of the Director may be appealed to the Zoning
Board, by any aggrieved party, within fifteen (15) days of the date of
issuance by filing a written appeal and appropriate fee with the Hearing
Boards Division, Planning, Building and Zoning Department, 275 N.W. 2nd
Street, Miami, FL 33128 (Ordinance 11000: Article 18).
