AN ORDINANCE AMENDING THE FUTURE LAND USE MAP
OF ORDINANCE N0. 10544, AS AMENDED, THE MIAMI
COMPREHENSIVE NEIGNBORHdOD PLAN 1999-2000,
FOR THE PROPERTY LOCATED AT 3711 SOUTHWEST
26TH TERRACE, MIAMI, FLORICA (MORE
PARTICULARLY'DESCRI9ED HEREIN), BY CHANGING
THE LAND USE DESIGNATION OF THE SUBJECT
PROPERTY FROM DUPLEX RESIDENTIAL TO
RESTRICTED COMMERCIAL; MAKING FINDINGS;
INSTRUCTING THE TRANSMITTAL OF A CGPY OF THIS
ORDINANCE TO AFFECTED AGENCIES; CONTAINING A
REPEALER PROVISION AND SEVERABI'LITY CLAUSE;
AND PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, the Miami Planning Advisory Board, at its meeting
of May 13, 1992, Item No. 1, fol owing an advertise-' public

NOW, THEREFORE, BE IT ORDAINED BY THE COMMISSION OF T:~E CITY
OF MIAMI, FLORILIA:

Section 1. The Future Land Use Map of Ordinance No. 10544,
as amended, the Miami Comprehensive Neighborhood Plan 1965-2000,
~~ is hereby amended by changing the. land use designation from
-~ Duplex Residential to Restricted Commercial for the property
i
located at 3711 Southwest 26th Terrace, Miami, Florida, more
particularly described as Lot 9, Block 1, GABLES MA.~OR, as

-` recorded in Plat Book 47 at Page 36 of the Public Records of Dade
County, Florida.
Section 2. it is hereby found that this Comprehensive Plan
designation change:
a. is necessary due to changed or chanq;.ng
' conditions;
b. is one which involves property that has not been
the specific subject of a Comprehensive Plan
change within the last year; and
c. is one which does not involve the same owner's
property within 200 feet of property that has been
the subject of a Comprehensive Plan change within
tha last year.
Section 3. The City Manager is hereby instructed to direct
the Dir®ctor of Planning, euildinq and Zoning to transmit a copy
of this Ordinance immediately upon approval on first reading to
Randall Kelly, Assistant Secretary, Florida Department of
Community Affairs, 2740 Centerview Drive, Tallahassee, Florida
=.3.2399-2100, for 90 day review and comment.
