ANALYSIS The proposed drive through facility for a financial institution is part of an overall plan to
improve the facility's ability to provide services in the area. Other improvements which have
already received Class II approval include the restriping and landscaping of the adjacent
parking lot and the inclusion of a satellite dish, with appropriate screening, on the lot. The
Planning, Building and Zoning Department is therefore recommending approval of the proposed
drive -through facility finding that it is an integral part of a well designed plan and that all
reservoir requirements have been met.

I would like to take this opportunity to say thank you for taking the time to review
and approve the plans for the Ganadero Financial Center located at the intersection of
South Miami Avenue and SW 12 Street.
The plans submitted for your approval showed the requested 33 feet of pavement
on South Miami Avenue south of SW 12 Street and the existing concrete median modified
to accommodate the improvements. The pavement markings were laid out to accommodate
two northbound travel lanes and one southbound travel lane on South Miami Avenue. All
lanes are 11 feet wide, also, the eastbound lane of SW 12 Street was increased to a
minimum of 13 feet wide. All required road side signs were shown, including the one
way sign that was relocated to the northwest corner of the intersection.
It is my understanding that you will notify the permit section of your division of
this approval so a permit can be issued. The contractor will then send a signed and sealed
set of plans with instructions to obtain a permit from the City of Miami and Dade County
for this work. Again, we would like to thank you and your staff for your cooperation on
this project.

Within the City generally, or within certain toning districts,
certain structures, uses, and/or occupancies specified in this
ordinance are of a nature requiring special and intensive review
to determine whether or not they should be permitted in specific
locations, and if so, the special limitations, conditions, and

promote the general purposes of this Zoning Ordinance, and, in
