Second Avenue, Miami, Florida are hereby rejected. We think you should give consideration to the fact that 801 N.W. Second Avenue was purchased for around $21.56 per feet and the former gas station owned by Mr. Sawyer had a serious pollution problem that will cost a considerable amount of money to clear up. Plus the fact there was the expense to tear it down and haul it away. Please also consider the fact that 815 N.W. Second Avenue was purchased for around $29.61 per foot which was also polluted from the gas station next to it. Plus the fact there was the expense to tear down the building and haul it.away. We therefore feel that our property is worth $36.50 per foot based on the above sales that took place 3 to 4 years ago.
