ZELKOWITZ VIA FACSIMILE AND U.S. MAIL Ms. Cesar Odio City Manager City of Miami 3500 Pan American Drive Miami, Florida ATTN: Ms. Elvi Gallastegui Re: Request to appear before City Commission Meeting of July 13, 1995 Dear Mr. Odio: Our firm represents Tropical Community Builders Ltd., a Florida limited partnership (the "Partnership") in connection with A 39 unit affordable housing project to be located on S.W. 7th Street between 18th and 19th Avenues (the "Property"). The Property is zoned R3 with an SD12 overlay. The proposed use is a permitted use under the zoning district. The project, if constructed as designed, exceeds the floor area limitations provided in the City's Zoning Code. Section 914 of the Zoning Code allows for increases up to 25% in floor area ratio by Major Use Special Permit and provided that the developer contribute $6.67 to the City's Affordable Housing Trust Fund. The purpose of this letter is to request a personal appearance at the City Commission's meeting of July 13, 1995 to discuss the project and the feasibility of the developer obtaining a waiver of the contributions to the Affordable Housing Trust Fund since this is an affordable housing project.
