Lease Agreement REFERENCES: ENCLOSURES: It is respectfully recommended that the City Commission hold. a discussion concerning the attached request received from Miami Rowing Club, Inc. As one of the founding members of this club, the City Manager excuses himself from making any recommendations regarding this matter, and he defers to the City Commission for their recommendations Miami Rowing Club, Inc. initially entered into a lease agreement with the City of Miami in July of 1977, for a parcel of land located within the area presently occupied by Rickenbacker Marina. Subsequently, that lease agreement was terminated, canceled and surrendered by the Miami Rowing Club, Inc. In exchange, on November 13, 1981, Miami Rowing Club, Inc. entered into their present lease agreement with the City of Miami for a certain parcel of land located adjacent to the Marine Stadium. This leased area has been used for rowing training and related activities, storage of hulls and equipment, rowing practice, and competitions by club members, among other events. The termination date of this lease is December 1, 2000, with no renewal options. The club presently owes on its improvements 1985, 1986, 1987, 1990 and 1993 ad valorem taxes to Metropolitan Dade County. In order to achieve their assessment goals and to secure the loan commitment to pay off these outstanding taxes, they have made the attached request for a twenty (20) year extension of their present lease. The city's Office of, Asset, Management suggests certain recommendations in response to; the`club's request: • Miami Rowing Club, 'Inc.' should pay .off all taxes. • They should surrender their:existinglease. ! 4 1 ! Page 2 Honorable Mayor and Members of the City Commission • A new triple net lease should be executed, upon receiving City Commission approval, for a twenty (20) year term to include MIAMI ROWING CLUB 3832 SHIPPING AVENUE MIANII, FLORIDA 33146 April 1, 1996 Mr. Eduardo Rodriguez Director Office of Asset Management & Capital Improvements 444 S.W. 2nd Avenue Miami, Florida 33130 i Dear Mr. Rodriguez: The Miami International Regatta and Club fund raiser weekend is over now. Ralph Montalvo has pledged to make up any short -fall in our assessment goal. This week we will go to the bank to secure the increased loan commitment for payment of our outstanding tax bill. For your information, more than one thousand competitors and spectators came to participate and witness and the Miami International Regatta. Competitors filled 850 seats and came from the United States, Canada and Puerto Rico. This was primarily a high school rowing regatta where more than 16 high schools rowing teams competed. The Regatta was a resounding success. The Miami skyline, weather, and rowing conditions once again made Miami a wonderful place for these visitors to spend their time. As previously discussed, the tax payment must coincide with a lease extension by the City of Miami. We formally request a 20 year continuation of our lease. If possible, we would like this lease extension to be an agenda item at the April 26th City Council Meeting. The Miami Rowing Club continues to be committed to improving the image of Miami with respect to water sports on a national and international level for both the sports of rowing and kayaking.
