REQUEST/LOCATION Amendment to Article 6, Section 620, of Zoning Ordinance 11000
LEGAL DESCRIPTION
PETITION Consideration of amending Article 6 of Ordinance 11000, as amended, the Zoning
Ordinance of the City of Miami, by amending Section 620. SD-20 Edgewater Overlay
District, in order to add certain commercial uses as Conditional Principal Uses
within the ground floor of high density residential projects within the district.
PLANNING Approval.
RECOMMENDATION
BACKGROUND AND This item was previously approved by the Planning Advisory Board on December 13,
ANALYSIS 1995 by resolution no. 62-95, by a vote of 8 to 0. This revised version contains a
definition for high density residential projects and further restricts the
amendment to office uses.
The SD-20. Edgewater Overlay District is primarily a high density residential
`• district located just north of the downtown area. The district was created in order
to facilitate development in this area so that it can serve in its role as a high
density urban neighborhood complementary to the downtown employment area. A look
at other major metropolitan downtown communities around the country depicts similar
districts which consist of a slightly more mixed use nature. This amendment would
- specifically allow certain ground floor office uses, by Class II Special Permit,
for high density residential projects within the SD-20 District.
PLANNING ADVISORY BOARD Approval.
