A RESOLUTION, WITH ATTACHMENTS, ACCEPTING THE PLAT
ENTITLED NORTHWESTERN ESTATES, A SUBDIVISION IN THE
CITY OF MIAMI, SUBJECT TO ALL OF THE CONDITIONS OF THE
PLAT AND STREET COMMITTEE, AND ACCEPTING THE
DEDICATIONS SHOWN ON SAID PLAT; ACCEPTING A CLEAN
OPINION OF TITLE, SUBDIVISION IMPROVEMENT AGREEMENT,
AND COVENANT TO RUN WITH THE LAND POSTPONING THE
IMMEDIATE CONSTRUCTION OF CERTAIN IMPROVEMENTS UNTIL
REQUIRED BY THE DEPARTMENT OF PUBLIC WORKS;
AUTHORIZING AND DIRECTING THE CITY MANAGER AND CITY
CLERK TO EXECUTE THE PLAT; AND PROVIDING FOR THE
RECORDATION OF SAID PLAT IN THE PUBLIC RECORDS OF MIAMI-
DADE COUNTY, FLORIDA.
WHEREAS, the City Department of Public Works recommends the acceptance of the plat;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI,
FLORIDA:
Section 1. The plat entitled NORTHWESTERN ESTATES is a resubdivision of Parcels A
and B, less the South 188.00 feet of the West 206.00 feet of said Parcel B and less and except the
East 18.00 feet of the South 61.45 feet of the said South 188.00 feet of the West 206.00 feet of
said Parcel B, Knight Manor Unit No's One and Two, Plat Book 48 at Page 43, and Tract A, Water
Storage No. 1, Plat Book 52 at Page 26, and that portion of each of N.W. 7 Court and N.W. 68
Street lying within the limits of the said plat of NORTHWESTERN ESTATES, all lying in Section 14,
Township 53 South, Range 41 East, City of Miami, Miami -Dade County, Florida, which plat by
reference is made a part hereof as if fully incorporated herein, and subject to all of the conditions
required by the Plat and Street Committee as set forth as Exhibit "A" attached hereto is hereby
accepted. The dedications shown on the plat together with the dedications to the perpetual use of

the public of all existing and future planting, trees and shrubbery on said property, are also hereby
accepted and confirmed by the City of Miami, Florida.
Section 2. The clean Opinion of Title, Subdivision Improvement Agreement and
Covenant To Run With The Land to be executed by Knight Manor Homes of Miami, Inc., a Florida
corporation, as general partner for Liberty Housing Associates and Liberty Commercial Associates,
both being Florida general partnerships and the property owners, are hereby accepted, and the
proper officials are directed to record said documents after execution by the property owner(s) and
approval of same by the City Attorney, following the plat recordation in the Public Records of
Miami -Dade County, Florida.
Section 3. The City Manager and City Clerk are hereby authorized and directed to
execute the plat and cause the same to be recorded in the Public Records of Miami -Dade County,
Florida.
Section 4. This Resolution shall become effective immediately upon its adoption.

The city of Miami Plat and Street Committee, at its meeting of April 3, 1997,
approved the above tentative plat subject to the following revisions being made
to the tentative plat, additional information being provided and/or variances
being granted. please be advised that the processing of your tentative plat cannot
proceed until these conditions have been satisfied:
• Owner needs to discuss the following items with the Miami Fire Department,
Contact Lt_ George Scott at 416-1679.
• Requirements for water main service (extensions).
• Fire hydrants, number and location
• Turning radil for apparatus
• Access to N.W.10 Avenue: from private Road (66 Street)
Provide a minimum of : 16' wide Gate and grass pavers instead
of asphalt if desired.
• Tree Survey needs to include species, height, diameter and spread.
• Tree removal permit will be required for removal of any tree.
• Show underlying legal! description In location sketch.
• Indicate zoning and said zoning is in accordance with ordinance 11000, as
amended.
• Provide statement: "No physical Improvements shown on Tract °C°.
The Plat and Street Committee has reviewed the proposed vacation and closure of
N.w 68 Street and N.W. 7 Court as part of this plat and finds that said closures
meet the public interest requirements of Sec. 55-15 of the Miami city Code.

In addition to the above requirements, you should be aware of the following:
1. State and local laws require the installation of various physical improvements in
the public rights -of -way when property is platted. These subdivision
improvements include paving, drainage, landscaping, sidewalks, etc. In some
cases this could represent a substantial Investment on your part.
2. The alteration, relocation or installation of utilities such as storm and sanitary
sewers, electric, telephone, water, etc_, caused by this plat will be at the
property owner's expense. Also, utility easements may be required on the
property being platted.
3. A building permit will not be issued on the property being platted until the
final plat is recorded. Also, the Certificate of occupancy for any building
construction will be issued only after all the required subdivision
improvements have been completed.
4. Approval for fire flow requirements must be obtained from the Fire -Rescue
Department prior to.the issuance of a building permit
5. Additional items must be provided to the City of Miami. Department of Public
Works before the final plat Is submitted to the City Commission for approval.
You will be notified in writing as to what these Items are after the amount of
the bond has been determined for the necessary subdivision improvements.
6. Tentative plat approval Is only valid for one (1) year from the date of the Plat
. and Street Committee meeting at which time it was approved.
