("LICENSEE"), FOR THE USE OF SPACE NO. Ill IN THE OVERTOWN SHOPPING CENTER, LOCATED AT 1490 NORTHWEST 3RD AVENUE, MIAMI, FLORIDA, BY INCLUDING THE PROVISION OF A SIX MONTH RENT ABATEMENT FOR SAID LICENSEE; FURTHER AUTHORIZING THE CITY MANAGER TO EXECUTE THE NECESSARY DOCUMENTS, IN A FORM ACCEPTABLE TO THE CITY ATTORNEY, TO IMPLEMENT SAID AMENDMENT. WHEREAS, on September 23, 1997, the City Commission adopted Resolution No. 97-638, which authorized the City Manager to execute a Revocable License with Shaunda's Hair & Nail Studio, Inc. ("Licensee"), a Florida -for -profit corporation, for use of Space 111 at the Overtown Shopping Center, located at 149C Northwest 3rd Avenue, Miami, Florida, at an annual fee of $7,000; and WHEREAS, the City Commission is committed to economic development within the City's target areas, and specifically, the continued development of the City -owned Overtown Shopping Center; and WHEREAS, to assist Shaunda's Hair & Nail Studio, Inc. in the start-up of this business, the City will provide Licensee with a six (6) month rent abatement; CITY COgSYON' MEETING OF OCT 28M7 Resolution No. 97 775 0 0 NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. The recitals and findings contained in the Preamble to this Resolution are hereby adopted by reference thereto and incorporated herein as if fully set forth in this Section. Section 2. Resolution No. 97-638, adopted September 23, 1997, is hereby amended in the following particulars:!/ Section 2. The City Manager is hereby authorizedl/ to execute a Revocable License, in a form acceptable to the City Attorney, .with Shaundays Hair & Nail Studio, Inc. ("Licensee"), for the use of approximately 1,167 square feet of vacant space in the Overtown Shopping Center, located at 1490 Northwest 3rd Avenue, Space ill, Miami, Florida, to allow Licensee to provide hair and nail care services to the Overtown community on a month -to -month basis, with the City providing Licensee a six (6) month rent abatement, ana Licensee paying a fee to the City in the amount of $6. 00 per square foot for an annual fee of $7, 000. 00, with terms and conditions more particularly set forth in said Revocable License. 1/ Footnote omitted 1/ Words and/or figures stricken through shall be deleted. Andersoh Gibson REFERENCES City Commissioner ENCLOSURES: Pocket Item for City Commission Agenda of October 28, 1997 At the City Commission meeting of September 23, 1997, the City Commission passed and adopted Resolution No. 97-638, which authorized the City Manager to execute a Revocable License Agreement with Shaunda's Hair & Nail Studio, Inc., for the use of approximately 1,167 square feet of space in the Overtown Shopping Center, located at 1490 NW 3rd Avenue, Space 111, Miami, Florida. The fee to be paid to the City for this space, is $6.00 per square foot for an annual payment of $7,000. F� It is requested that Resolution No. 97-638 be amended to include a six (6) month rend abatement to provide the Licensee with time to remodel Space 111, and to get the business started. At the execution of the Revocable License Agreement the Licensee will provide the City with a security deposit in the amount of $1,750.50, which represents three months rent. The City has made a commitment to economic development within the target areas of the City of Miami, and specifically the continued development of the City -owned Overtown Shopping Center. Previous tenants of the Overtown Shopping Center have received similar rent abatements to assist in the start-up of a new business. Shaunda's Hair & Nail Studio, Inc. will be receiving a loan in the amount of $25, 000 for the purchase of equipment and supplies, and for the remodeling of the Hair & Nail Studio, from Republic National Bank, another tenant of the Overtown Shopping Center. Tools for Change, through their SBA program, will guarantee up to 20% of the loan. Additionally, in order to qualify Shaunda's Hair & Nail Studio, Inc. for this loan, Republic National Bank is requesting the City to provide the rent abatement. Based on the aforementioned, it is requested that the City Commission amend Resolution No. 97-638, to provide for a six (6) month rent abatement.
