RESOLUTION NO. 9 8- 259
A RESOLUTION AUTHORIZING THE CITY MANAGER TO
NEGOTIATE AND EXECUTE A REVOCABLE LICENSE
AGREEMENT ("AGREEMENT"), IN A FORM ACCEPTABLE
TO THE CITY ATTORNEY, WITH BAUNIC, INC., A
FLORIDA NON-PROFIT CORPORATION, FOR THE USE
OF APPROXIMATELY 2,414 SQUARE FEET OF SPACE
ON THE SECOND FLOOR OF THE BUILDING LOCATED
AT 1390 NORTHWEST 7th STREET, MIAMI, FLORIDA,
ON A MONTH -TO -MONTH BASIS, CONTINGENT UPON
BAUNIC, INC. PERFORMING ROOF REPAIRS TO THE
BUILDING AT ITS SOLE COST AND EXPENSE, AND
FURTHER SUBJECT TO THE TERMS AND CONDITIONS
AS MORE PARTICULARLY SET FORTH IN THE
AGREEMENT.
BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI,
FLORIDA:
Section 1. The City Manager is hereby authorizedY to
negotiate and execute a Revocable License Agreement (the
"Agreement"), in a form acceptable to the City Attorney, between
the City of Miami and BAUNIC, Inc., a Florida non-profit
corporation, for the use of approximately 2,414 square feet of
space on the second floor of the building located at
1390 Northwest 7th Street, Miami, Florida, on a month -to -month
basis, contingent upon BAUNIC, Inc. performing roof repairs to
the building at its sole cost and expense, and further subject to

requirements that may be imposed by the City Attorney, including but not
limited to those prescribed by applicable City Charter and Code
provisions.

the terms and conditions as more particularly set forth in the
Agreement.
Section 2. This Resolution shall become effective
immediately upon its adoption.

Sale of the M.R.C.
Mayor Xavier L. Suarez ---
In furtherance of the announced policy to sell the City's M.R.C.
building, 1 propose we take the former parks and recreation building (located
N.E. of the Orange Bowl) off the divestiture list.
In that connection, we have a request from the BALINIC organization
to use the upstairs space in said park building. They are supposed to fix the
roof at their own cost, with licensed contractors.
Please schedule Commission consideration of this item. I would like
Commissioner Regalado, as Chairman of the Public Facilities Committee, to
make a policy recommendation, and for the manager to analyze the feasibility
of the concept. Both should be ready by the second meeting in February.
Please advise if you have any problems with this timetable.

ENCLOSURES:
The former perks and recreation building located at 1390 NW 7 Street is cmmay in the
City's Five -Year Plan as a part of our property sales program. The current value of this
building is $240,500. Appraisals and eaviranrnental atudiea have been done on this
property. The current plan is to put it out to bid within the next two (2) weeks. if the
City were to decide w take it off the property list, we would have to rma an altr~rnwc
revenue source as a part of this year's budget.
Pursuant to your rcqucst regarding BAUNIC, please be advised that the first floor is
occupied by the Guantanamo Reftqee Association (GRASP). They am costly payh*
$6.00 sq. fL for rest plus the cost of utilities. If BAUIVIC wishes to occupy the second
floor, it would have to be under a 30-day revneahle license and they would be required to
pay, at a�minimunm, $6.00 sq. fl. for rent plus the cost of utilities.
