RESOLUTION NO. 9 8 — 241
A RESOLUTION, WITH ATTACHMENTS, ACCEPTING THE
PLAT ENTITLED:KRISTI HOUSE, A SUBDIVISION IN THE CITY
OF MIAMI, FLORIDA, SUBJECT TO ALL OF THE CONDITIONS
OF THE PLAT AND STREET COMMITTEE, AND ACCEPTING
THE DEDICATIONS SHOWN ON SAID PLAT; AUTHORIZING
AND DIRECTING THE CITY MANAGER AND CITY CLERK TO
EXECUTE THE PLAT; FURTHER, PROVIDING FOR THE
RECORDATION OF SAID PLAT IN THE PUBLIC RECORDS OF
MIAMI-DADE COUNTY, FLORIDA.
WHEREAS, the Department of Public Works recommends the acceptance of the
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF
MIAMI, FLORIDA:
Section 1. The recitals and findings contained in the Preamble to this Resolution
are hereby adopted by reference thereto and incorporated herein as if fully set forth in this
Section.
Section 2. The plat entitled Kristi House is a subdivision of a portion of the N.W.
1 /4 of the S.E. 1 /4 of Section 35, Township 53 South, Range 41 East, City of Miami,
Miami -Dade County, Florida, being more particularly described on the attached Attachment
1, which plat by reference is made a part hereof as if fully incorporated herein, and subject
to all of the conditions required by the Plat and Street Committee as set forth as Exhibit
"A" attached hereto, is hereby accepted.

Section 3. The City Manager and City Clerk are hereby authorized and directed
to execute the plat and cause the same to be recorded in the Public Records of Miami -

Section 4. This Resolution shall become effective immediately upon its adoption.

The City of Miami Plat and Street Committee, at its meeting of October 2, 1997,
approved the above tentative plat subject to the following revisions being made
to the tentative plat, additional information being provided and/or variances
being granted. Please be advised that the�processing of your tentative plat cannot
proceed until these conditions have been satisfied:
1. Show correct location of subdivisions entitled "2ntl Addition to Medical Center
(123-28)" and "15C Addition to Medical Center (113-63)" in the location sketch.
2. Show correct name of Plat Book 91, Page 57 in the location sketch.
3. Label proposed tract as "Tract A".
4. Show all underground utilities and direction of flow for sanitary sewers.
5. Provide a letter of approval from the Florida Department of Transportation for
access to N. W. 12"' Avenue.
6. Provide botanical and common name for existing trees including height,
diameter and spread for each tree.
7. The proper zoning designation is G/1 and must be corrected in the location
sketch.
8. Draw a heavier line for the proposed tract lines in the location sketch.
9. Contact the Miami -Dade Water and Sewer Department for water main
requirements.
10. The Metrorail easement must be shown on the plat subject to clarification and .
requirements of the City's Zoning Administrator.

In addition to the above requirements, you should be aware of the following:
1. State and local laws require the installation of various physical improvements in
the public rights -of -way when property is platted. These subdivision
improvements include paving, drainage, landscaping, sidewalks, etc. In some
cases this could represent a substantial investment on your part.
2. The alteration, relocation or installation of utilities such as storm and sanitary
sewers, electric, telephone, water, etc., caused by this plat will be at the
property owner's expense. Also, utility easements may be required on the
Property being platted.
3. A building permit will not be issued on the property being platted until the
final plat is recorded. Also, the Certificate of occupancy for any building
construction will be issued only after all the required subdivision
improvements have been completed.
4. Approval for fire flow requirements must be obtained from the Fire -Rescue
Department prior to the issuance of a building permit.
5. Additional items must be provided to the City of Miami Department of Public
Works before the final plat is submitted to the City Commission for approval.
You will be notified in writing as to what these items are after the amount of
the bond has been determined for the necessary subdivision improvements.
6. Tentative plat approval is only valid for one (1) year from the date of the Plat
and Street Committee meeting at which time it was approved..
If you have any questions concerning these requirements, please refer to the
attached sheet for the appropriate person to contact.

The accompanying Plat entitled KRISTI HOUSE was prepared by James
Beadman and Associates, Inc. it is in correct form for submission to the City
Commission and is forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
1. The property platted is a subdivision of a portion of the N.W. 1/4 of the S.E. 1/4 of
Section 35, Township 53 South, Range 41 East, City of Miami, Miami -Dade
County, Florida. The area platted consists of one (1) tract containing 2.60t
acres. it is zoned G/I.
2. The location of the streets and their widths conform with the standards of the
Department of Public Works of the City of Miami, Florida.
3. As certified to by James E. Beadman, Registered Surveyor and Mapper, this Plat
complies with the plat filing laws of the State of Florida.
4. The Certificate of Title Examination indicates that the fee simple title to the
property platted is correctly vested in Miami -Dade County, and the Plat has
been correctly executed.

6. As a result of a field investigation by the Department of Pubic Works, it has

Your tentative plat entitled KRMTI HOUSE Is now being processed. As stated in our
October 22, 1997 letter, State and City laws require that the ownera of land beings
platted or replatted enter into an agreement with the City to construct Certain
improvements.
As a result of a field investigation by this department, it has been determined that
no improvements shag be required at this time.
Although no formal subdivision improvements will be required for this tentative
plat, the proximity to the Wagner Creek waterway commands that it will be In the
best interest of the Kristl House, Miami -Dade County and the City to address
potential problems along the adjacent creek bank during this platting procedure.
In the spirit of interagency cooperation, the Public Works Department requests
that a gate be installed in the proposed fence between the Kristi House site and
the creek bank to permit the routine maintenance crews for the Kristi House to
periodically maintain creek bank vegetation and pick-up debris that may otherwise
conceal illegal activity and impair water quality in the creek. This maintenance
assistance will allow the City's Police and Fire Departments to better patrol this
secluded area and our environmental monitoring officers to quickly detect illegal
dumping activity, all enhancing the quality and security of the Krist3-House site.
Water service requirements are not included In the improvements listed above.
For Information concerning water mains and appurtenances, contact Miami -Dade
Water & Sewer Department at 665-7471.
When the final plat has been prepared by your surveyor, it is to be submitted to
the Department of Public Works (survey Sections for checking and processing. The
following items are to accompany the linen or mylar tracing of the final plat and
are to be received by our Survey Section no later than six (6) weeks prior to the
Commission meeting at which your plat Is scheduled for City Commission approval.
