RESOLUTION NO.
A RESOLUTION, WITH ATTACHMENTS, ACCEPTING THE PLAT
ENTITLED BLUE LAGOON APARTMENTS, A SUBDIVISION IN THE
CITY OF MIAMI, SUBJECT TO ALL OF THE CONDITIONS OF THE
PLAT AND STREET COMMITTEE, AND ACCEPTING THE
DEDICATIONS SHOWN ON SAID PLAT; AUTHORIZING AND
DIRECTING THE CITY MANAGER AND CITY CLERK TO EXECUTE
THE PLAT; AND PROVIDING FOR THE RECORDATION OF SAID
PLAT IN THE PUBLIC RECORDS OF MIAMI-DADE COUNTY,
FLORIDA.
WHEREAS, the City Department of Public Works recommends the acceptance of the plat;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI,
FLORIDA:
Section 1. The plat entitled BLUE LAGOON APARTMENTS is a replat of portions of
TRACT No. 2, "PLAT OF THAT PORTION OF THE S.E. % OF SEC. 31, T.53S., R.41 E., LYING
SOUTH AND SOUTHEAST OF TAMIAMI CANAL," Plat Book 28 at Page 10, lying in Section 31,
Township 53 South, Range 41 East, City of Miami, Miami -Dade County, Florida, more particularly
described on the attached ATTACHMENT 1 which plat by reference is made a part hereof as if fully
incorporated herein, and subject to all of the conditions required by the Plat and Street Committee
as set forth as Exhibit "A" attached hereto is hereby accepted. The dedications shown on the plat
together with the dedications to the perpetual use of the public of all existing and future planting,
trees and shrubbery on said property, are also hereby accepted and confirmed by the City of Miami,
Florida.

Section 2. The City Manager and City Clerk are hereby authorized and directed to
execute the plat and cause the same to be recorded in the Public Records of Miami -Dade County,
Florida.

That part of Tract No. 2 of "PLAT OF THAT PORTION OF THE S.E. % OF SEC. 31, T.53S., R.41
E., LYING SOUTH AND SOUTHEAST OF TAMIAMI CANAL," according to the Plat therof, as
recorded in Plat Book 28 at Page 10, of the Public Records of Miami -Dade County, Florida; lying and
being in the City of Miami, Miami -Dade County, Florida; and being more particularly described as
follows:
Commence at a concrete monument set in the pavement of Northwest 7th Street at the Southeast
corner of said Section 31; thence run N 010 38' 30" E along the East line of said Section 31, the
same line being the East line of said Tract No. 2, and also the zoned centerline of Northwest 47`h
Avenue for a distance of 40.02 feet; thence West along a line being 40.00 feet North of and parallel
with the South line of said Section 31, for a distance of 1510.63 feet; thence N 01 ° 38' 30" E for
a distance of 245.10 feet to the POINT OF BEGINNING of the parcel of land hereinafter described;
thence West for a distance of 593.67 feet to a point; thence N 010 38' 30" E, parallel with the
East line of said Tract No. 2 for a distance of 209.40 feet to a point on a curve of the South right-
of-way line of TAMIAMI CANAL as platted; thence Northeasterly along the arc of said curve to the
left, being concave to the Northwest and having a radius of 1395.08 feet and a central angle of 290
56' 41 " for an arc distance of 729.11 feet to a point of intersection with a line 1510.63 feet West
of and parallel with the East line of said Tract No. 2; thence S 01 ° 38' 30" W for a distance of
601.61 feet to the Point of Beginning.

BLUE LAGOON APARTMENTS
LOCATED AT NORTHWEST 51 AVENUE BETWEEN
NORTHWEST 7 STREET AND TAMIAMI CANAL
A SUBDIVISION IN THE CITY OF MIAMI, FLORIDA
The accompanying Plat entitled BLUE LAGOON APARTMENTS was prepared by Schwebke-
Shiskin and Associates, Inc. It is in correct form for submission to the City Commission and is
forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of portions of TRACT No. 2, "PLAT OF THAT PORTION OF THE
S.E. '/4 OF SEC. 31, T.53S., R.41 E., LYING SOUTH AND SOUTHEAST OF TAMIAMI CANAL,"
Plat Book 28 at Page 10, lying in Section 31, Township 53 South, Range 41 East, City of
Miami, Miami -Dade County, Florida. The area consists of two (2) tracts containing 5.00± acres.
It is zoned R-4.
(2) The location of the streets and their widths conform with the standards of the Department of
Public Works of the City of Miami, Florida.
(3) As certified to by Robert F. Jackson, Registered Surveyor and Mapper, this Plat complies with
the plat filing laws of the State of Florida.

(4) The Certificate of Title Examination dated November 4, 1997, signed by Mark I. Aronson,
Attorney, indicates that the fee simple title to the property platted is correctly vested in Blue
Lagoon Airport Club Apartments, a Florida general partnership, and the Plat has been
correctly executed.
(5) The area platted is not encumbered by mortgages.
(6) As a result of a field investigation by the Department of Public Works, it has been
determined that no improvements shall be required at this time. Therefore, this plat is
forwarded to the City Commission of Miami, Florida, without the usual formality of a
contract and a bond being provided.
(7) The attached Resolution has been prepared for the acceptance of the Plat by the City
Commission of Miami, Florida.

RECOMMENDATION:
It is respectfully recommended that the City Commission adopt a resolution accepting
the plat BLUE LAGOON APARTMENTS and approving recording the same in the Public
Records of Miami -Dade County, Florida.
BACKGROUND:
The Department of Public Works has reviewed this plat, and has determined that it is now
in order for acceptance by the City Commission.
The proposed record plat entitled BLUE LAGOON APARTMENTS is a replat of portions of
TRACT NO. 2, "PLAT OF THAT PORTION OF THE S.E. '/a OF SEC. 31, T.53S., R.41 E., LYING SOUTH
AND SOUTHEAST OF TAMIAMI CANAL," Plat Book 28 at Page 10, lying in Section 31, Township
53 South, Range 41 East, City of Miami, Miami -Dade County, Florida. The area consists of
two (2) tracts containing 5.00± acres. It is zoned R-4.
