Date: 06/08/98 Page 1 11674 ANALYSIS FOR ZONING CHANGE REQUEST Property at approximately 900 SW 1 st Street. the Manuel Artime Auditorium. Application No. 98-020. Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the proposal has been reviewed for an amendment to the Zoning Atlas as follows: Property at approximately 900 SW 1 st Street, the Manuel Artime Auditorium from G/I "Government and Institutional" to C-1 "Restricted Commercial" (Complete legal description on file with the Office of Hearing Boards). The following findings have been made: • It is found that the subject property has the C-1 Restricted Commercial zoning designation immediately north, northwest and northeast, and that the proposed change will be a logical extension of the commercial designation (see attached map). • It is found that the subject properties are located at SW I" Street, one block south of Flagler Street, both major circulation arteries and that, for this reason, the C-1 Restricted Commercial designation will be an appropriate designation for the properties. • It is found that the requested change will enhance the economic base of the area and the City as a whole and will allow the subject properties to be developed in a manner which includes the uses for which the properties are allowed today and will add a host of uses that can better serve the immediate neighborhood and the region. Based on these findings the Department of Planning and Development is recommending approval of the application as presented. 11674 011110111811 iwMWM &W ®R I !NM M b d "MM ULM i .,_ d r 3 rl ripma VIM m} t4i w cn 771, 3 . , «" l—T-}, L, ..,;,,•'ffi1"1.'i'^ T.f k e ,:.:.
