CASE NO: 1998-0096 Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an amendment to the Zoning Atlas as follows: The request is to change the Zoning designation as follows: A parcel which consists of three lots, from O "Office" to SD-5 "Brickell Avenue Area Office -Residential District'. (Complete legal description on file with the Hearing Boards Office). The following findings have been made: • It is found that the subject properties are adjacent north and west to the SD-5 zoning designation. • It is found that the requested change to SD-5 "Brickell Avenue Area Office - Residential District" on the subject property is a logical extension of the adjacent parcels and will unify the designations and therefore allow for a more unified development proposal to serve the Brickell core. • It is found that the requested zoning designation change is consistent with the underlying land use designation and therefore does not require an amendment to the Future Land Use Map of the Comprehensive Plan. Based on these findings, the Department of Planning and Development is recommending approval of the application as presented. 11668 neanng .,:, 77 111 Add/Update a Case .
