APPLICATION NUMBER 97-063 Item #6 ........................................................................................................................................................................................................................... CITY OF MIAMI • DEPARTMENT OF PLANNING AND DEVELOPMENT 444 SW 2ND AVENUE, 3RD FLOOR • MIAMI, FLORIDA, 33130 PHONE (305) 416-1435 .............................................................. ............................................ .: Date: 01 /08/98 Page 1 11628 Analysis for Case No. 97-063 Amendment to Article 6 of Zoning Ordinance 11000 to modify conditional uses pertaining to coin laundry and dry cleaning operations within the SD-14 Latin Quarter Commercial -Residential Special District The proposed amendment to the Zoning Ordinance is in order to allow coin laundry and dry cleaning operations, conditionally, along Primary Pedestrian Pathways within the SD- 14 Latin Quarter Commercial -Residential Special District. The Latin Quarter District is a very unique mixed use district in which commercial and residential uses are mixed to allow for the type of community in which one can live within sufficient proximity to daily service needs that they can walk. The SD-14 zoning district is currently written to prohibit coin laundry and dry cleaning operations along "Primary Pedestrian Pathways", however, the Department of Planning and Development has identified this particular use to be one which should continue to be accessible by foot to the adjacent community. This amendment would allow coin laundry and dry cleaning operations along "Primary Pedestrian Pathways" within the SD-14 District conditionally and contingent on certain conditions as safeguards for the community. The safeguards which has been built into this ordinance is that these establishments shall be required to obtain a Class II Special Permit and further that they must be designed and oriented in a manner which does not disrupt the established pedestrian flow of traffic. - The Department of Planning and Development is recommending approval of the proposed amendment finding that the inclusion of coin laundry and dry cleaning uses, as conditioned herein, would be beneficial to the district as a whole by providing a needed service within walking distance to the adjacent residential area. • • • 11628 • J • RESOLUTION PAB -12-98 A RESOLUTION RECOMMENDING APPROVAL TO AMEND ORDINANCE 11000, AS AMENDED, THE CITY OF MIAMI ZONING ORDINANCE BY AMENDING ARTICLE 6, SECTION'614, LATIN QUARTER COMMERCIAL - RESIDENTIAL AND RESIDENTIAL DISTRICTS, IN ORDER TO MODIFY .CONDITIONAL USES PERTAINING TO COIN LAUNDRY AND DRY CLEANING OPERATIONS.
