Teatro Marti has not been designated as a City of Miami historic site, nor is it listed in the National Register of Historic Places. Based upon the historic documentation currently available, it is unlikely that the building meets the criteria for designation. Constructed between 1925 and 1928, the building is a typical example of commercial architecture during the Boom period. The building has received many unsympathetic alterations over the years. Buildings that qualify for designation based on their architectural significance are generally excellent examples of an architectural style, are an outstanding work of a prominent designer, or contain outstanding elements of design, detail, or craftsmanship. This building does not fall into any one of these categories. Buildings may also be eligible for their historic significance, such as being associated with important persons or events, or exemplifying the historical trends of the community. Because these associations generally must have occurred at least 50 years ago, the designation would have to be based on the building's history before 1948, not its role as Teatro Marti. The only known historic association with the building is its reputed role as the headquarters for the Ku Klux Klan during the late 1920s. Therefore, unless other historic documentation can be uncovered, it does not appear that Teatro Marti would be eligible for historic designation. The following deficiencies were noted: General: 1. Fire Extinguishers need servicing. Last serviced in 1997. Annual servicing required. 2. Fire Hoses need servicing. Annual servicing required. 3. Ceiling tile misging/damaged. Replace all missing and/or damaged tiles. 4. Fire alarm wiring not properly secured above ceiling tile. NFPA 70 requires wiring to be physically secured to supports from ceiling and not lay on top of ceiling tiles. This is to prevent damage to the fire alarm system when a ceiling tile is removed. 5. Remove all smoke detectors from previous fire alarm system. 6. Several tamper and flow switches are not connected to the fire alarm system.. Connect to fire alarm system. 7. Electrical outlet boxes need face plates. 8. Most air-conditioning closets do not have required sprinkler head inside of room. Install sprinkler head. 9. Exit signs not properly illuminated. Replace all burned out bulbs. 10. Theater aisles not illuminated. Provide illumination. Note: Although the fire alarm system has a current service tag on it, no permit, approval inspections or Certificate of Completion form can be located. System should be tested as if it were newly installed. Third floor: 1. Non -conforming exit. Both exits require traversing the second floor. Neither exit goes directly to the outside of the building. 2. No self -closers on doors from rooms to fire exit access corridors. 3. West stair from third to second floor is open to the third floor. Sheet rock walls to ceiling to provided protected enclosure. 4. Painted sprinkler head in room 302. Replace sprinkler head. Second Floor: 1. No hand rail on west exterior stair. Install handrail on one side. 2. Marti 1. a. Two emergency lights behind stage not functioning. Repair or replace. b. Northeast area not sprinkled. Sprinkle area. c. Install drop ceiling in air conditioning closet next to glass door in concession area. d. Fix entrance door to theater no. 1. Hanging on one hinge. 3. Stair doors from third floor do not appear to be fire rated doors. Install fire rated doors. First Floor: 1. Marti 5: Sprinkler test drain sign missing. Install sign. 2. Restaurant: Replace painted sprinkler head. 3. Ticket office: Install smoke detector in area of fire alarm panel. Required by code.
