ANALYSIS FOR ZONING CHANGE
Approximately 5100- 5110 NW 1" Street and 40 NW 51St Ave-
nue.
CASE NO: 1997-0014
Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the
Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed
for an amendment to the Zoning Atlas as follows:
The request is to change the Zoning designation as follows:
The north 'h of Lot 2, Lots 3, 4 and 5 and Lot 1 and the south %: of Lot 2, FIVE
HULL STREET SUBDIVISION, (13 - 65), from R-2 "Two -Family Residential" to
R-3 " Multifamily Medium Density Residential".
The following findings have been made:
It is found that NW I s' Street, west of NW 5151 Place is actually a dead-end street be-
cause of the existing schools. For that reason, the traffic on NW Is' Street is already
heavier than the traffic in a standard residential street. The additional increase in the
levels of services with the proposed change in this application will be minimal and
will not change the existing conditions and character of this particular neighborhood.
0 It is found that the requested change will enhance the general appearance of the area
allowing the subject property, actually vacant and abandoned, to be developed in a
manner which includes the intensity for which the property is allowed now and in-
creases the possibility of the subject property being developed in a manner which also
increase the intensity in a way that will not be detrimental to the adjacent area.
Based on these findings, the Department of Planning and Development is recom-
mending approval of the application as presented.
