REQUESTILOCATION Amendment to the text of Zoning Ordinance 11000.
LEGAL DESCRIPTION N/A.
PETITION Consideration of amending Ordinance 11000, as amended, the
Zoning Ordinance of the City of Miami, by amending Article,
Section 401. Schedule of district regulations, C-2 Liberal
Commercial, in order to clarify the inclusion of residential uses
conditionally in the "C-2 Liberal Commercial' zoning designation.
PLANNING Approval.
RECOMMENDATION
BACKGROUND AND The proposed modification seeks to clarify the inclusion of
ANALYSIS residential uses conditionally to the list of uses currently allowed in
the "C-2 Liberal Commercial" zoning classification; the necessary
findings which must be made in order to allow residential uses are
as follows: 1) the proposed residential development- must be of a
density equivalent to R-3 or higher, 2) it must be a logical extension
or continuation of existing residential development; and 3) that there
are adequate services and amenities in the adjacent area to
accommodate the needs of the potential residents. This
amendment is being sought in recognition by the City of Miami that
there are a substantial number of scattered properties designated
"C-2 Liberal Commercial' which are either surrounded by residential
areas, or situated in such a way that mid- to high density residential
uses are a logical extension of an adjacent residential area.
