Case No. 98-041. Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the proposal has been reviewed for an amendment to the Zoning Atlas as follows: APPROXIMATELY 1401 and 1441 North Miami Avenue, from PR "Parks and Recreation" and G/I "Government and Institutional' to C-2 "Liberal Commercial" (Complete legal description on file with the Office of Hearing Boards). The following findings have been made: • It is found that the subject properties are two lots currently owned by the City of Miami. It is also found that one of the lots is designated PR "Parks and Recreation" and have never been used for recreation or park activities; the second lot is designated G/I "Government and Institutional" that was once a Fire Station and is not in service anymore. • It is found that the area surrounding the subject properties is designated C-2 "Liberal Commercial". • It is found that the requested change to C-2 "Liberal Commercial" will increase the possibility of the subject properties being developed in a manner which will directly benefit the adjacent area. Based on these findings the Department of Planning and Development is recommending approval of the application as presented. 11764 cn PARK PR MmMIMRS, lwl QI 11 j as r_ ii1741 FmIIW"I Cv. momeuar `.f _ y'• ' rm."' _ 4`.: h '•-+.
