PETITION
We, the undersigned neighbors of the proposed project located at 4854 N.W. 7
Street, support the rezoning of the rear 20 foot strip of property fronting N.W. 6 Street to
C-1. We understand that a 6 foot CBS wall will be built with a gated opening for solid
waste pick-up. The walls will return back to the trash room on both sides and will only
be used for trash pick-up.

Subject: Request for Land Use
Change at 4854 N.W. 71h Street
It is respectfully recommended that the City Commission deny the request to eliminate by
rezoning the existing 20 feet strip buffer at the South of the property located at the 4854
N.W. 7°i Street. We, the neighbors, oppose the change from residential duplex to
restricted commercial based on the following reasons:
1. The owner is already building a six story high apartment building with 50 living units
at such property and the approval for rezoning without any restriction will allow
vehicular and pedestrian access to the rear residential street (N.W. Oh Street) with
adverse effect to the residential character of the neighborhood.
2. This existing strip zoned as residential duplex has precisely the intention to protect
the privacy of the residential neighborhood from the commercial nuisance, and the
Miami Comprehensive Neighborhood Plan 1998-2000 specifically requires the City
of Miami to preserve the character of existing residential areas.
3. The denial of this rezoning will not have any bad influence for this investment
success of the City Taxes. It can be seen along the N.W. 7`h Street, from 47`h to 57`h
Avenues, where more than twelve similar or bigger apartment complexes have been
successful for years with the only access to N.W. Th Street. Still in the benefit of this
referred property is the existence of a lateral alley access for the trash collection
trucks.
