Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the proposal has been reviewed for an amendment to the Zoning Atlas as follows: . APPROXIMATELY 250 NW 10th Street from - (R-4) "Multifamily High -Density Residential" to C-1 "Restricted Commercial" (Complete legal description on file at the Hearing Boards Office). The following findings have been made: • It is found that immediately adjacent to the east of the subject properties there is an area designated C-1 Restricted Commercial. • It is found that there is insufficient parking within the Overtown District to serve existing businesses which in most cases were built prior to parking requirements. • It is found that the requested change to C-1 "Restricted Commercial' is in order to facilitate the construction of surface parking to serve the Overtown business District and therefore attract new businesses to the area. • It is found that these requested amendments are part of an on-going Economic development Strategy for the Overtown District in order to continue the redevelopment efforts which are being envisioned for the area. Based on these findings the Planning and Zoning Department is recommending approval of the application as presented. - 11952 0 0 - RESOLUTION PAB -35-00 A RESOLUTION RECOMMENDING APPROVAL OF A CONSIDERATION TO AMEND PAGE NO. 23 OF THE ZONING ATLAS FROM ORDINANCE 11000, AS AMENDED, THE ZONING ORDINANCE OF THE CITY OF MIAMI, BY CHANGING THE ZONING DESIGNATION FOR THE PROPERTY LOCATED AT APPROXIMATELY 250 NW 10" STREET FROM R-4 MULTIFAMILY HIGH DENSITY RESIDENTIAL TO C -I RESTRICTED COMMERCIAL.
