HEARING DATE June 13, 2000. " REQUESTILOCATION Amendments to the Zoning Atlas by changing the zoning designation for the properties listed in the attached analysis. LEGAL DESCRIPTION (Complete legal description on file with the Hearing Boards Office) PETITION Consideration of amendment to page 23 of the Zoning Atlas of Ordinance 11000, the Zoning Ordinance of the City of Miami, as amended, for the properties located at approximately 229 and 231 NW 12th Street from R-3 "Multifamily Medium -Density Residential' to C-1 "Restricted Commercial'. PLANNING Approval. RECOMMENDATION BACKGROUND AND Please see attached analysis. ANALYSIS PLANNING ADVISORY BOARD Approval VOTE: 6-0 CITY COMMISSION Passed First Reading on June 29, 2000. APPLICATION NUMBER 2000-032(b) Item #6 CITY OF MIAMI • PLANNING DEPARTMENT 444 SW 2ND AVENUE, 3RD FLOOR • MIAMI, FLORIDA, 33130 PHONE (305) 416-1400 vaLc. oroiuu Page 1 11948 J ANALYSIS FOR ZONING CHANGE REQUEST Approximately 229 and 2.31 NW 12te Street. Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the proposal has been reviewed for an amendment to the Zoning Atlas as follows: APPROXIMATELY 229 and 231 NW 12`' Street from (R-3) "Multifamily Medium - Density Residential" to C-1 "Restricted Commercial" more specifically described as Lots 10 and 11 of Block 9, SOT'S SUBDIVISION, Plat Book B at Page 27 of the Public Records of Miami -Dade County, Florida. The following findings have been made: • It is found that immediately adjacent to the west of the subject properties there is an area designated C-1 Restricted Commercial. • It is found that there is insufficient parking within the Overtown District to serve existing businesses which in most cases were built prior to parking requirements. • It is found that the requested change to C-1 "Restricted Commercial" is in order to facilitate the construction of surface parking to serve the Overtown business District and therefore attract new businesses to the area. • It is found that these requested amendments are part of an on-going Economic development Strategy for, the Overtown District in order to continue the redevelopment efforts which are being envisioned for the area. Based on these findings the Planning and Zoning Department is recommending approval of the application as presented.
