ORDINANCE NO.
AN ORDINANCE OF THE MIAMI CITY COMMISSION
AMENDING ORDINANCE NO. 11000, AS AMENDED,
THE ZONING ORDINANCE OF THE CITY OF
MIAMI, BY AMENDING ARTICLE 4,
SECTION 401, SCHEDULE OF DISTRICT
REGULATIONS, TO MODIFY PARKING
REQUIREMENTS FOR THE R-3 AND R-4 ZONING
CLASSIFICATIONS AND TO ADD LANGUAGE
REQUIRING ADDITIONAL PARKING FOR ONE (1)
BEDROOM UNITS WITH ADDITIONAL SPACE(S)
WHICH CAN ACCOMMODATE ADDITIONAL
BEDROOM(S); CONTAINING A REPEALER
PROVISION AND SEVERABILITY CLAUSE; AND
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, the Miami Planning Advisory Board, at its
meeting of March 15, 2000, Item No. 4, following an
advertised hearing, adopted Resolution No. PAB 2000-14 by a
vote of seven to zero (7-0), RECOMMENDING APPROVAL of
amending Zoning Ordinance No. 11000 as hereinafter set
forth; and
WHEREAS, the City Commission after careful
consideration of this matter deems it advisable and in the
best interest of the general welfare of the City of Miami
and its inhabitants to amend Ordinance No. 11000 as
hereinafter set forth;

NOW, THEREFORE, BE IT ORDAINED BY THE COMMISSION OF THE
CITY OF MIAMI, FLORIDA:
Section 1. The recitals and findings contained in
the Preamble to this Ordinance are hereby adopted by
reference thereto and incorporated herein as if fully set
forth in this Section.
Section 2. Ordinance No. 11000, as amended, the
Zoning Ordinance of the City of Miami, Florida, is hereby
amended by amending the text of said Ordinance as follows:!'
"ARTICLE 4. ZONING DISTRICTS
Sec.401. Schedule of district regulations.
R-3 Multifamily Medium -Density Residential.
Offstreet Parking Requirements:
One -family and two-family: Same as required
in R-1.
Multifamily:
One (1) space for each efficiency,— or
one -bedroom and twe be re m unit.
Two (2) spaces for each two-bedroom unit or
three-bedroom unit—; or for each one -bedroom

Section 3. All ordinances or parts of ordinances
insofar as they are inconsistent or in conflict with the
provisions of this Ordinance are hereby repealed.

Section 4. If any section, part of section,
paragraph, clause, phrase or word of this Ordinance is
declared invalid, the remaining provisions of this Ordinance
shall not be affected.
Section 5. This Ordinance shall become effective
thirty (30) days after final reading and adoption thereof.!,'

ANALYSIS FOR AMENDMENT TO
ARTICLES 4 OF THE ZONING ORDINANCE
APPLICATION: No, 2000-014
The proposed amendment to the Zoning Ordinance is being requested in order
to modify the parking requirements in the R-3 and R-4 district to: 1) specify that
two bedroom units in the R-3 district shall require two parking spaces; and 2) to
require an extra parking space for one bedroom units which have additional
spaces designed to accommodate. another bedroom.
The proposed language will be as follows:

The Planning Department is recommending approval 'of the proposed
amendment finding that it will ensure sufficient parking to meet the needs of
multifamily residential projects without adversely affecting the adjacent
neighborhoods in which these projects are located.
