CASE NO: 1999-0302 Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal for an amendment to the Zoning Atlas has been reviewed as follows: The request is to change the Zoning designation as follows: Lots 1 trough 5, Block 1, FAIRVIEW SUBDIVISION (4-176) from R-4 "Multifam- ily High -Density Residential" and R-1 "Single -Family Residential" to R-2 "Two - Family Residential'. The following findings have been made: • It is found that although the area immediately adjacent to the south of the subject properties is designated R-3 "Multifamily Medium -Density Residential", the subject properties are designated R-1 "Single -Family Residential' as the rest of the area. It is found that the request, if approved, will represent an isolated R-2 "Two -Family Residential' designation. • It is found that the requested change to R-2 "Two -Family Residential" will represent an increase in the traffic on adjacent streets. Based on these findings, the Planning and Zoning Department is recommending denial of the application as presented. For the reasons outlined in this letter, we believe the proposed request should be granted. The Property is approximately .952 vacant acres.
