A RESOLUTION OF THE MIAMI CITY COMMISSION,
WITH ATTACHMENTS, ACCEPTING THE PLAT
ENTITLED COJIMAR ESTATES, A SUBDIVISION IN
THE CITY OF MIAMI, SUBJECT TO ALL OF THE
CONDITIONS OF THE PLAT AND STREET COMMITTEE,
AND ACCEPTING THE DEDICATIONS SHOWN ON SAID
PLAT; AUTHORIZING AND DIRECTING THE CITY
MANAGER AND CITY CLERK TO EXECUTE THE PLAT;
AND PROVIDING FOR THE RECORDATION OF SAID
PLAT IN THE PUBLIC RECORDS OF MIAMI-DADE
COUNTY, FLORIDA.
WHEREAS, the City Department of Public Works recommends the
acceptance of the Plat;
NOW, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI,
FLORIDA:
Section 1. The Plat entitled COJIMAR ESTATES, is a replat
of the property described in the attached Attachment 1, which
Plat by reference is made a part hereof as if fully incorporated
herein, and subject to all of the conditions required by the
Plat and Street Committee as set forth as "Exhibit All attached
hereto is accepted. The dedications shown on the Plat together
with the dedications to the perpetual use of the public of all
existing and future planting, trees and shrubbery on said

property are also accepted and confirmed by the City of Miami,
Florida.
Section 2. The City Manager and City Clerk are authorized
and directed to execute the Plat and cause the same to be
recorded in the Public Records of Miami -Dade County, Florida.
Section 3. This Resolution shall become effective
immediately upon its adoption and signature of the Mayor.1�.

the end of ten calendar days from the date it was passed and adopted. If the
Mayor vetoes this Resolution, it shall become effective immediately upon
override of the veto by the City Commission

Legal. Description
All of Lots 1 and 2, Block 8, "A RESUBDIVISION OF
NATOMA MANORS", according to the Plat thereof, as
recorded in Plat Book 39, at Page 25, of the
Public Records of Dade County, Florida, except
the following described portion:
Beginning at the Northwesterly corner of said Lot
1; thence run Southeasterly along the Westerly
boundary of said Lot 1, said boundary being a
curve to the right having for its elements a
radius of 824.49 feet, a central angle of 3' 32'
59" for an arc distance of 51.08 feet to a point;
thence run Northeasterly a distance of 137.36
feet to the point of intersection with the
Easterly boundary of said Lot 2, said point being
44.33 feet Southeasterly of the Northeasterly
corner of said Lot 2; thence run Northwesterly
along the Easterly boundary of said Lot 2, a
distance of 44.33 feet to the Northeast corner of
said Lot 2; thence run Southwesterly along the

The City of Miami Plat and Street Committee, at its meeting of March 1, 2001,
approved the above tentative plat subject to the following revisions being made
to the tentative plat, additional Information being provided and/or variances
being granted. Please be advised that the processing of your tentative plat cannot
proceed until these conditions have been satisfied:
1. In the location sketch:
a. Show existing STEVENS/HAGUE TRACT subdivision, Plat Book 134, page
91.
b. Label proposed plat area as COJIMAR ESTATES.
c. Provide zoning Information.
d. Delete the reference to waiver of plat.
2. Label centerline of Noc-A-Tee Drive and Hallissee Avenue as such in the main
sketch.
3. Provide distance and bearing along the centerline of Noc-A-Tee Drive and curve
data for the centerline of Hallissee Avenue.
4. Label proposed parcels A and B as Lots 1 and 2 of Block 1.
5. Delete the specific purpose survey statement from the main sketch and from
the certification.
6. Provide a graphic scale.
7. Elevations must refer to the City of Miami Datum.
8. Reference zoning information as according to City of Miami Ordinance 11000, as
amended.
- 9. All encroachments across lot fines must be removed before the final plat
submittal.

10. Provide an opinion of title for each of the remnant parcels of existing Lots 1
and 2.
11. Provide ties to the Northerly line of the remnant parcels of Lots 1 and 2.
12. Show all underground utilities in adjacent Hallissee Avenue and Noc-A-Tee Drive.
13. Provide a tie to a sectional or fractional corner.
14. in the title block, include "City of Miami, Miami -Dade County, Florida".
15. Provide subdivision name, plat book and page to the North and to the East of
proposed plat in the main sketch.
16. Add the letter "A" to the name of the subdivision (Pg 39, Pg. 25) In the title
block and in the legal descriptions.
17. in the surveyor's certification, change the word ON to NO, and the word
RECORDED to RECORD.
18. Delete references to °Specific Purpose Survey".
19. In the location sketch, show zoning designations and zoning district lines.
20. The opinion of title will have to be updated at the time of final plat submittal.
It must correctly reference the name of the proposed plat.
21. In the legal description of the opinion of title, delete the second said Lot 1 and
place the degree symbol in the central angle of 30 32' 59".
22. Heavy -up the plat boundary lines.
23. show setback distance from front property line to the new home under
construction.
In addition to the above requirements, you should be aware of the following:
1. State and local laws require the installation of various physical improvements in
the public rights-of-way when property is platted. These subdivision
improvements include paving, drainage, landscaping, sidewalks, etc. In some
cases this could represent a substantial investment on your part.
2. The alteration, relocation or installation of utilities such as storm and sanitary
sewers, electric, telephone, water, etc., caused by this plat will be at the
property owner's expense. Also, utility easements may be required on the
property being platted.

3. A building permit will not be issued on the property being platted until the
final plat is recorded. Also, the Certificate of Occupancy for any building
construction will be issued only after all the required subdivision
improvements have been completed.
4. Approval for fire flow requirements must be obtained from the Fire -Rescue
Department prior to the issuance of a building permit.
5. Additional items must be provided to the City of Miami Department of Public
Works before the final plat is submitted to the City Commission for approval.
You will be notified in writing as to what these items are after the amount of
the bond has been determined for the necessary subdivision improvements.
6. Tentative plat approval is only valid for one (1) year from the date of the Plat
and Street Committee meeting at which time it was approved.
If you have any questions concerning these requirements, please refer to the
attached sheet for the appropriate person to contact.

(6) In accordance with the requirements of Chapters 54 and 55 of the Code of the City
of Miami, Florida, a Letter of Credit No. S13-1664, in the amount of $10,335.00, has
been executed by Terrabank, N.A. This Letter of Credit will accompany the
Agreement between the City of Miami, Florida and The Queen Holdings, inc.,
Principal, to guarantee the following:
REMOVE APPROXIMATELY 840 SQUARE FEET OF CONCRETE SIDEWALK
CONSTRUCT APPROXIMATELY 560 SQUARE FEET OF 4 -INCH CONCRETE SIDEWALK
CONSTRUCT APPROXIMATELY 80 SQUARE FEET OF 6 -INCH CONCRETE SIDEWALK
CONSTRUCT APPROXIMATELY 31 SQUARE YARDS OF 1 -INCH ASPHALTIC CONCRETE
PAVEMENT AND 6 -INCH LIMEROCK SASE
PROVIDE AND INSTALL APPROXIMATELY 2302 SQUARE FEET OF SOLID SOD,
INCLUDING TOP SOIL
PROVIDE AND INSTALL ONE (1) SANITARY LATERAL AND WYE
(7) The attached Resolution has been prepared for the acceptance of the Plat by the
City Commission of Miami, Florida.

RECOMMENDATION:
It is respectfully recommended that the City Commission adopt a
resolution accepting the plat COJIMAR ESTATES and approving
recording the same in the Public Records of Miami -Dade County,
Florida.
BACKGROUND:
The Department of Public Works has reviewed this plat, and has
determined that it is now in order for acceptance by the City
Commission. The specific intent of this Plat is to replat a lot
of record into two (2) lots for the construction of two (2)
single family residences.
The proposed record plat entitled COJIMAR ESTATES is a replat of
the property described in the attached Legal Description. The
area platted consists of two (2) lots containing approximately
12,679 square feet. It is zoned R-1.
Also attached are the following documents necessary for the City
Commission to consider in making their decision:
1) Resolution accepting the Plat
2) Engineering Report
3) Plat and Street Letter
4) Print of Proposed Record Plat
