A RESOLUTION or THF:; MIAMI CITY COMMISSION,
WITH ATTACHMENTS, ACCEP'T'ING THE PLAT
ENTITLED DOUGLAS W.A.S.D. PLAT, A
SUBDIVISION IN THE CITY OF MIAMI, SUBJECT TO
ALL OF THE CONDITIONS OF THE PLAT AND STREF,T
COMMITTEE, AND ACCEPTING THE DEDICATIONS
SHOWN ON SAID PLAT; AUTHORIZING AND
DIRECTING THE CITY MANAGER AND CITY CLERK TO
EXECUTE THE PLAT; AND PROVIDING FOR THE
RECORDATION OF' SAID PLAT IN T'r'_E PUBLIC
RECORDS OF MIAMI -RADE COUNTY, FLORIDA.
WHEREAS, the City Department of Public Works recommends the
acceptance of the plat entitled DOUGLAS W.A.S.D. PLAT;
NOW, THERI FORE, BE 11' RESOLVED BY THE COMMISSION OF THE
CT'FY OF MIAMI, FLORIDA:
Section .1.. The plat entiL-led DOUGLAS W.A.S.D. PLAT, is a
repiat and subdivision of the property described in Attachment
1, which plat by reference is made a part hereof as if fully
:incorporated herein, and subject- to all of the conditions
required by the Plat and Street Committee as seU forth as
"Exhibit A" attached hereto is hereby accepted. The dedications
shown on the plat together with the dedications to the perpetual
use of the public of all existing and future planting, Lrees and

Re: DOUGLAS W.A.S.D. PLAT- TENTATIVE PLAT #1566-A
The City of Miami Plat and Street Committee, at Its meeting of February 1, 2001,
approved the above tentative plat subject to the following revisions being made
to the tentative plat, additional information being provided and/or variances
being granted. Please be advised that the processing of your tentative plat cannot
proceed until these conditions have been satisfied:
1. in the location sketch, add the words Township, South, Range and East in the
fractional description and show underlying existing subdivision of the area to
be platted.
2. Provide botanical and common names and height, diameter and spread for
each tree.
3. Provide the Section, Township, Range, City of Miami and Miami -Dade County in
the Title Block.
4. An opinion of title as to reversionary rights for the alley and roads to be closed
and vacated will be required by the Zoning Board. The opinion of title must
also address whether or not there are any individuals, in addition to the
abutting property owners, having an interest in the rights-of-way to be closed
and vacated. A copy of the opinion of title must be provided to the Public
Works Department. Sketc hes and legal descriptions, with square footages, for
the proposed alley and road closures will be required by the Zoning Board.

5. The opinion of title must cover the period from the beginning to the present.
6. The opinion of title must reference the correct name of the owner, which is
Miami -Dade County, Florida.
7. Verify that all easements to be closed and vacated are included in the Zoning
Board package.
B. Remove comments and notes on the tentative plat that do not relate to the
"Douglas W.A.S.D. Plat".

9. The approval of this tentative plat Is conditioned on the recording of the
"Douglas W.A.S.D. Plat" on the same calendar day of the recording of the
"Douglas Road Station" plat.
10. The Plat and Street Committee, in viewing the request to close and vacate
shipping Avenue between SW 37 Court and SW 38 Avenue, a portion of SW 37
Court, and the unnamed alley between SW 37 Court and SW , 38 Avenue, have
considered the public interest requirements found In Chapter 55 of the Miami
City Code. These requirements having been met, the Plat and Street
Committee recommends approval of the vacation and closure of the said
portion of Shipping Avenue, SW 37 Court and the unnamed alley.
In addition to the above requirements, you should be aware of the following:
1. State and local laws require the installation of various physical improvements in
the public rights-of-way when property is platted. These subdivision
Improvements include paving, drainage, landscaping, sidewalks, etc. In some
cases this could represent a substantial Investment on your part.
2. The alteration, relocation or Installation of utilities such as storm and sanitary
sewers, electric, telephone, water, etc., caused by this plat will be at the
property owner's expense. Also, utility easements may be required on the
property being platted.
3. A building permit will not be Issued on the property being platted until the
final plat is recorded. Also, the Certificate of Occupancy for any building
construction will be Issued only after all the required subdivision
Improvements have been completed.
a. Approval for fire flow requirements must be obtained from the Fire -Rescue
Department prior to the Issuance of a building permit.
5. Additional Items must be provided to the City of Miami Department of Public
Works before the final plat is submitted to the City Commission for approval.
You will be notified In writing as to what these items are after the amount of
the bond has been determined for the necessary subdivision improvements.
6. Tentative plat approval is only valid for one (1) year from the date of the Plat
and Street Committee meeting at which time It was approved.

RECOMMENDATION:
It is respectfully recommended that the City Commission adopt a
resolution accepting the plat DOUGLAS W.A.S.D. PLAT and
approving recording the same in the Public Records of Miami. -Dade
County, Florida.
BACKGROUND:
The Department of Public Works has reviewed this plat, and has
determined that it is now in order for acceptance by the City
Commission.
The proposed record plat entitled DOUGLAS W.A.S.D. PLAT is a
replat and subdivision of the property described in the attached
Legal Description. The area platted consists of two (2) lots
connaining approximately 95,422 square feet (2.19± acres). It
is zoned O.
Also attached are the following documents necessary for the City
Commission to consider in making their decision:
1) Resolution accepting the Plat
2) Engineering Report
3) Plat and Street Letter
4) Print of Proposed Record Plat
