N/A PZ -28 SECOND READING PETITION Consideration of amending Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida by amending Article 6, Section 602 in order to modify provisions related to parking requirements in the wester portions of the SD -2 Coconut Grove Central Commercial Districts. PLANNING RECOMMENDATION Approval. BACKGROUND AND This amendment is being proposed in order to allow for ANALYSIS more flexibility and development incentives within portions of SD -2, which lie in the West Grove area (west of Margaret Street). The way this section of the current ordinance reads, these areas are not permitted to utilize offsite parking in the same manner as the Central Grove area, nor are variances permitted, even in cases where hardship exists. The West Grove area has been economically challenged and in order to promote development, the city is proposing this amendment to allow for more options in resolving parking issues for new or rehab development in this area.
