CASE NO: 02-014
The proposed amendments are a part of the clean up and update to the Future Land Use
Map of the Miami Comprehensive Neighborhood Plan. This clean up was initiated to
provide consistency between the Future Land Use Map and the current Zoning Atlas of
Zoning Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami,
Florida These proposals have been reviewed for changes to the Future Land Use Map of
the Miami Comprehensive Neighborhood Plan from existing land use designations of
"Office" to "Single -Family Residential'. The subject proposal is to amend the properties
located at 28, 34 and 50 SW 26" Road, 25, 26, 28, 30, 35, 36 and 46 SW 27`b Road, 24,
25, 34, 35 and 45 SW 28`x' Road, Miami, Florida.
The Planning I and Zoning Department is recommending approval of this
amendment.as presented based on the following fmdings:
• It is found that this Comprehensive Plan designation change is necessary due to
inconsistencies between the Future Land Use Map of the Miami Comprehensive
Neighborhood Plan 1989-2000 and the current Zoning Atlas of Zoning Ordinance
11000, as amended, the Zoning Ordinance of the City of Miami, Florida
• It is found that this change is consistent with the existing Single -Family dwellings
located on the subject site.
• It is found that the subject property is located in an area that is adjacent to
additional "Single -Family Residential" zoned properties; therefore the proposed
changes are consistent with the intent of the area
• It is found that the subject change is positive and will not impose an adverse
effect on the adjacent properties.
Based on these . findings, the Department of Planning and Zoning is
recommending approval of the requested Amendment to the Miami
Comprehensive Neighborhood Plan 1989-2000.
