CASE NO: 2002-0518 Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an amendment to the Zoning Atlas as follows: The request is to change the Zoning designation as follows: Lots 1 thru 5 and the Easterly 250.00 feet of Tract "A", Block 39S, and Lots 16, 17, 20 and 21 Block 39S, of Amended Plat of Block 39 South, According to the Plat thereof as recorded in Plat Book 42 at Page 6 of the Public records of Miami -Dade County, Florida; and East 100.00 feet of Lots 18 and 19, Block 39S, City of Miami, according to the Plat thereof recorded in Plat Book B at page 41 of the Public Re- cords of Miami Dade County, Florida, from SD4 "Waterfront Industrial' to SD -7 "Central Brickell Rapid Transit Commercial -Residential District". The following findings have been made: • It is found that immediately adjacent to the south and east, the area is designated "Restricted Commercial". • It is found that the parcel is adjacent to the Miami River and a logical extension of the Central Brickell area riverfront. • It is found that this application is in order to bring development to the Miami River as it approaches Downtown Miami. • It is found that the requested change to "Restricted Commercial' will allow greater flexibility in developing mixed uses for this portion of the river. Based on these findings, the Planning and Zoning Department is recommending approval of the application as presented. 12232 ANALYSIS FOR ZONING CHANGE CASE NO. 2002-0518 Yes No N/A ❑ W ❑ In harmony with Comp.
