CITY COMMISSION Passed First Reading on January 24, 2002. Continued from March 07, 2002. APPLICATION NUMBER 01-018 Item #5 CITY OF MIAMI PLANNING AND ZONING DEPARTMENT 444 SW 2ND AVENUE, 3RD FLOOR • MIAMI, FLORIDA, 33130 PHONE (305) 416-1400 Date: 3/13/2002 Page 1 220 ANALYSIS FOR LAND USE CHANGE REQUEST APPROXIMATELY: 5590 NW 7th Street and 5594 NW 6th Street CASE NO: 01-018 The proposed amendments are a part of the clean up and update to the Future Land Use Map of the Miami Comprehensive Neighborhood Plan. This clean up was initiated to provide consistency between the Future Land Use Map and the current Zoning Atlas of Zoning Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida. These proposals have been reviewed for changes to the Future Land Use Map of the Miami Comprehensive Neighborhood Plan 1989-2000 from existing land use designations of "Major Institutional, Public Facilities, Transportation, and Utilities" to ."General Commercial". The subject proposal is to amend the Future Land Use Map and update the Miami Comprehensive Neighborhood Plan Map designation to the property located at 5590 NW 7t' Street and 5594 NW 6`h Street. The Planning and Zoning Department is recommending approval of this amendment as presented based on the following findings: • It is found that this Comprehensive Plan designation change is necessary due to inconsistencies between the Future Land Use Map of the Miami Comprehensive Neighborhood Plan 1989-2000 and the current Zoning Atlas of Zoning Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida. • It is found that this Comprehensive Plan designation change is in conformity with the adopted Miami Comprehensive Neighborhood Plan. • It is found that the subject property is located in an area that is primarily zoned (C-2) Liberal Commercial; therefore the proposed change is consistent with the intent of the adjacent properties. • It is found that the said property has small businesses fronting N.W. 71' Street with C-2 zoning designated uses, including a Florida Power & Light power station located to the rear of this property. • It is found that the subject change is positive and will not impose an adverse effect on the adjacent properties. Based on these findings, the Department of Planning and Zoning .is recommending approval of the requested Amendment to the Miami Comprehensive Neighborhood Plan 1989-2000. 12200 • Proposal No. 01-18 Date: November 19, 2001 CONCURRENCY CITY OF MIAMI IMPACT OF PROPOSED WITHIN A TRAW MENT ANALYSIS G DEPARTMENT iMENT TO LAND USE MAP TION CORRIDOR AMENDMENT INFORMATION CONCURRENCY ANALYSIS Applicant: City of Miami Planning & Zoning Dept.
