CASE NO: 2001-0486 Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an amendment to the Zoning Atlas as follows: The request is to change the Zoning designation as follows: Lots 23, 24 and 25 on Block 1, GROSSE POINTE HIGHLANDS (34 - 82), from R-1 "Single -Family Residential" to C-1 "Restricted Commercial". The following findings have been made: • It is found that the subject properties are currently under the same ownership of the immediately adjacent lots to the east and north, facing NW 7th Street and NW 27th Avenue, both major transportation corridors. • It is found that the subject properties front is on NW 6th Street, and that the character of this street is residential. • It is found that the potential commercial activities created by this amendment will be an intrusion into the existing residential neighborhood. • It is found that at the present time, the commercially designated areas, north and east of the subject properties have sufficient capacity to accommodate commercial uses without the intrusion into a stable residential neighborhood. Based on these findings, the Planning and Zoning Department is recommending denial of the application as presented. 1.2194 ANALYSIS FOR ZONING CHANGE CASE NO. 2001-0486 Yes No N/A ❑ 0 ❑ In harmony with Comp.
